Summarized from anonymous rental reviews on openigloo.
Tenant reviews for 303 East 85 Street, Manhattan, highlight a building with a prime Upper East Side location near the Q train and generally good heating and responsive management praised by some residents. However, the building struggles with cleanliness and garbage management, particularly in the basement shared with bars, leading to persistent rodent and cockroach issues. Water pressure is frequently weak, and noise from nearby nightlife can be disruptive. Tenants report variable owner responsiveness—some highly responsive, others unresponsive. Package theft and limited amenities like roof access have also been noted. Overall, the building offers convenience but requires significant pest control and infrastructure improvements.

Great place to live
Former Tenant
Pros:
Well-kept, well-maintained building. Very responsive management team. Had virtually no issues whatsoever during my few years here. No roaches or rodents which was really impressive being above a bar/restaurant. Updated appliances and renovated bathroom. Really great place to live.
Cons:
The bar/restaurant downstairs can get very loud on weekend evenings.
