Location. Proximity to the Q and grocery is nice. Neighbors are relatively quiet.
Cons:
Everything about the building was terrible. Horrible trash management and constant garbage in the lobby. Rats all over the trash area in the back. Roaches EVERYWHERE- in the lobby, in the staircase, and yes, in your apartment. Both front doors are also barely locked- I had three large packages stolen (and once was from another tenant!). Don't ever expect management to act on anything. Maurizio is the frustrating landlord I've worked with in over 7 years of renting and working in real estate. He'll avoid all of your texts and calls, and but continue to send monthly invoices to your apartment with completely random dollar amounts shown. And if you try to call the office for verification, expect nothing! Lol. We moved in and the hot water, heat, and half of the outlets in our apartment didn't work. It took the heat over two weeks to get fixed and still doesn't work throughout the building from time to time. It took them 4 months to fix the hot water. Couldn't tell me why none of this worked when i moved in and didn't care to rectify it with me afterwards. We've also had multiple gas leaks, water leaks in the kitchen and bathroom, and a plethora of other issues in the space. I was never looking for a luxury apartment and have rented multiple prewar walk up spaces in the past that I loved, but none come as close to as bad as this.
Advice to owner:
Do your job. Like actually do it. I can't believe you haven't been fined the negligence happening here. I see summons in the mail area from the city for you CONSTANTLY. It could be a wonderful space if it didn't seem like NO ONE cares to maintain the bc apartments properly

Pros:
It’s a quiet space, has access to a lot of things around the area (ie. deli, restaurants, starbucks, grocery store and the Q line.
Cons:
The building isn’t properly managed. the lobby sometimes can have a garbage buildup. The building is definitely roach and bedbug infested yet they provide no history of it. Major pipe build up that has caused black water to come up my shower, and major blockage in my kitchen sink, shower and bathroom sink. Need repairs? Do it yourself. Little to no maintenance done.

Pros:
Location is great. Good neighborhood.
Cons:
Heat was off for a good amount of time in winter several times. No hot water for over a week once. Cheap repairs and poor upkeep. Slow to make repairs at all. They lash the back door to the trash area open continually which is illegal and allows the giant size rats that are in the trash to easily enter the building. There are roaches. Chipping paint in hallways. Dirty entrance and stairs. The landlord treats the building like it’s a slum, they don’t have any pride in the maintenance of the building.
Advice to owner:
Treat your buildings with the same pride and care you would your own home because it IS home to someone(s) and they are paying New York rates to live here and don’t deserve to live in squalor just because you’re cheap or lazy.
