Nosy, rude neighbors, everything is shoddy and old

Pros:
Gets decent sunlight, next to a community garden you can work in if you join, large bedrooms for NYC, rooftop access, best neighborhood I've lived in NYC: just a good vibe in the neighborhood from the ppl. Super close to the subway (4,5, 6 at 125th and Lexington. The 1 is about a 10 minute walk) Close to the library, parks, grocery + you can get THE BEST fried chicken for cheap.
Cons:
Everything is old & broken. The floors are very very uneven, to the point it screws up your furniture & you have to prop everything up A LOT. To open the windows you have to put in a screen yourself manually & the windows are super hard to open. The landlord doesn't repaint and so there are a bunch of different colors on the wall and holes in the wall. There are zero smoke alarms and the way the fire escapes are set up in this building is really dangerous because they're in the bedroom so of course there's only one and it's in someone's bedroom and that someone will definitely block the fire escape bc ppl are uncaring & ignorant. It's actually ILLEGAL to block the second means of egress, ie the emergency exit/fire escape. The person I subleased from, Asht*n A (an angry, hostile person who became violent when I asked him to stop blocking the fire escape) kept his door propped open at all times, likely because he was aware it was illegal to have a door on the room with the fire escape. Beware subleasing in this building as these are not all legal 2 bedrooms. There's a huge problem with roaches & ants. Neighbors are clique-y and super hostile. They will accuse you of just anything (was accused of having a loud dog - I have no dog, of making a mess in the hallway - I had not made a mess in the already filthy hallway). I know people move into walk-ups because they think it's not gonna be an issue but the stairs here are treacherous. Steep steps, narrow stairwells. It's quite difficult to bring up packages because it's so narrow. Zero closets. Dilapidated bathrooms. These apartments are just plain grungy.
Advice to owner:
Clean the stairs more often they are disgusting, fumigate/do more pest control. Hire actual professional for repairs (which are constant) so the apartments aren't so janky.

Pros:
Love how the rooms are on opposite ends of the apartment and it’s around 1k square feet. The cost is affordable and a 2 bedroom 2 bathroom rocks. Neighborhood isn’t the best but the block is quiet. Love the live in super libardo— super nice guy. Management is very hands off— which I genuinely like. Dishwasher broke and they replaced it no charge within 7 days.
Cons:
Rooms get uneven heat. Water pressure fluctuates from mediocre to bad with very occasionally good. Spoiled by nice water pressure in my last building. Some of the features of the apartment don’t really make sense. My bathroom has a window that doesn’t open cause the mirror they installed blocks it. Moving cause the neighborhood is wack and covid deals are better elsewhere. I want a different space with my s/o
Advice to owner:
Keep on keeping on. The apartments could be cheaper. It would be nice if we had a better rapport with the community garden and my bathroom window opened. Make sure the furniture actually works.
