On the up and up? Maybe?

Pros:
- Location is great. - Cost. For a 3BR this close to the park it's a great price. - New super is super nice and really responsive.
Cons:
Where to begin! We've had mice issues that we so bad we considered litigation. Water damage. There was a bed bug infestation on the top floor earlier this year. More recently, a jazz band moved into the building. They're pretty good, honestly, but they play alllll the time and walls are thin. Not really an issue for us, but if you WFH I imagine it would be rough.
Advice to owner:
New super is great! Talk to tenants about quiet hours, maybe?

Pretty good deal for what you get

Pros:
The price is pretty good for the ammount of space, and the tenants in the building are nice and we never have package or noise issues.
Cons:
The response time for issues is abysmal. It took hours for response to a serious ceiling leak. Sometimes the super won’t even respond. We didn’t have a working buzzer for the first three months there and it took them way longer than promised to install the washer which when they did, broke the dishwasher.
Advice to owner:
Response times are the biggest issue for repairs and questions.

Good enough apartment

Good location (close train ride to everything), one of the bedrooms facing the street has excellent lighting, nice kitchen
Cons:
Some pest issues (fixed when holes in apartment were plugged up), management isn't super responsive, stair area isn't kept clean

Close to the red line and central park
Cons:
REM Management company very unresponsive and uncommunicative. Someone in the building owns a cat and the litter makes the entire hallways smell. There are problems with mice and mosquitoes. The front door and buzzer frequently break. The super is forgetful.

Pros:
No package stealing, nice kitchen renovation, close to the red line
Cons:
Some problems with mice and a few roaches, stairwell kinda dirty, cheap paint on the walls, heat either sauna or frigid, poor natural light, bad caulk, buzzer always breaks
Advice to owner:
Do better up keep for pest control

Pros:
-Close to the 2-3 trains -A lot of bodegas, laundromats, small restaurants -Close to Central Park
Cons:
-Loud on summer nights; music and people -minimal handling of the pest issues; the effort was mostly done and paid for by us -Super can be quite forgetful -There were times we were felt unwelcome in the neighborhood -Not safe at night

Pros:
Good location, fairly quiet street besides dirt bikes driving by sometimes.
Cons:
Heat was usually way too high. There was a period when our shower was too hot to use comfortably/safely. Dealt with mice and a gas leak (possibly from mice chewing through the line to the stove).
