would not recommend unless the rent is really cheap

Pros:
Huge room with enough closet space. Floor through apartment with only 4 other units in the building. Maintenance staff are very nice people.
Cons:
Noisy neighborhood (bar noise/ music playing... the noise level gets worse in the summer. The two bedrooms facing 7th avenue are unusable. The apartment is poorly insulated. The bedroom in the back is not well insulated (as result high Coned bill (about $300+). Exterminator that they hire for the building doesn't come (This building has a mice and water-bugs (large cockroach) problem. Ken, the manager, is unprofessional and rude. Front door doesn't always lock. Neighborhood (block is unsafe). Someone was shot (executed) a block away. Packages get stolen and random people would try to enter into your apartment.

Some units need to be renovated.
