Cons:
The management is probably some of the worst we've ever experienced in all of our years living in NY. They do not respond to emails or phone calls and if you try to call the overall management company First Service Residential, even with their 24/7 Customer Service, they have outdated records of who is managing the property and are entirely unhelpful in facilitating a response. We have regular issues with the elevator breaking down (we live on the 7th floor and while we're able bodied, there are many residents here who have lived here for decades who are in wheelchairs and aren't as mobile) and we have also had a ton of issues with people smoking both cigarettes and weed inside their own apartments and it beginning to seep through the walls and the floors (literally - that is not an exaggeration) into our unit, especially in the wintertime when it was too chilly outside to smoke on the street.
It got so bad that we had to rearrange the furniture in our apartment because one of the bedrooms (2 bed, 1 ba) was unliveable - we have a five-month long email chain where management never responded to repeated messages or were entirely unempathetic, unhelpful, and curt. We knew of at least two other tenants who were having the same issue.
There are units in the building that weren't affected by the smoke and were being charged fair prices for the (lack of) amenities in the building but for our particular unit #76, they were charging $4.5K when other units in the area are going for $3.5-4K which more amenities (roofs, a second bathroom, in-building gym, etc.).
Advice to owner:
Please hire competent property managers or adjust the prices you are charging accordingly. That was genuinely probably one of the worst experiences with a management company we've ever had.

Clean apartment, close proximity to public transit

Pros:
Clean building, nice area, friendly staff, elevator building with mail area
Cons:
Super was usually non responsive unless you followed up multiple times. The doors are heavy and slam shut, so you can hear and feel the vibrations down the hall. The windows weren’t well insulated so it could get pretty cold.

Pros:
Proximity to train stations and campus and the park and it's a quiet and great area
Cons:
The building management is not responsive nor are they helpful. Luckily we didn't have many issues and the supers are a bit money-hungry, they always want a tip for doing the bare minimum
Advice to owner:
Instruct the supers to actually be helpful in times of rental issues.
