Think twice before renting here

Pros:
The heat is probably the best thing about this building.
Cons:
Cat sized rats outside the building at night, Super doesn’t fix shit I had water damage in my bathroom for a year and lastly had a problem with roaches when the weather got cold.
Advice to owner:
Get a better super & actually respond to complaints.

Negligent management

Pros:
They were very accommodating when I subletted my apartment and also when I needed to break my lease early due to changes with my employment.
Cons:
They let water damage build up for almost 4 years in my bedroom and bathroom, it reached unlivable conditions and I had to write dozens of emails and finally had to threaten to file an official complaint with the Office of the Tenant Advocate. They took weeks to replace a broken smoke detector.
Advice to owner:
Be available for calls at the management office during working hours (they will let the phone ring off the hook without answering between 9am-5pm on business days) and responsive to maintenance requests. They have been wildly negligent in the past.

Not The Worst, Far From Best

Pros:
I never had a pest problem in my apartment and there was decent heat and water pressure.
Cons:
I had a black mold issue growing in my apartment bathroom for months and I tried time and again to get the management office to send someone out to resolve it and they never did. The super looked at it and promised to be back but never came back. There was a fire that started as a fight on the first floor and months later there was a sea of broken glass in the alley next to the building which was a huge hazard. Management is unresponsive and so is the super. The front door is constantly broken and nobody comes to fix it which leads to packages being stolen.
Advice to owner:
Be more responsive to issues that arise in the building

Pros:
The renovated apartments are pretty!
Cons:
The renovations are cheaply done. There are problems with water pressure and hot water. Front doors are always broken, missing smoke detectors on some floors. Rooftop emergency exits are barricaded. Jurassic-sized roaches. Management team never answers phone.
Advice to owner:
Do a better job on maintaining the building— including issues inside apartments. Fix old issues so they don’t become reoccurring issues.
