A HARLEM GEM
Former Tenant
Pros:
The building was built in late 1920s so I liked the solid walls (in the original apartments as recently some of them have been split). My apartment is quite spacious. The common areas, grounds and garbage areas are well maintained. There is an exterminator that comes somewhat regularly.
Cons:
The landlord does not like to repairs or take into consideration natural wear and tear. This includes mandatory painting based on NY law. A new elevator was installed which took months to complete. It’s new but unusually slow. There are always pipes bursting because it is an older building so expect water issues. The laundry room rarely has more than 50% of the 4 washers and 4 dryers working at the same time without issue.

SLICE OF HARLEM
Former Tenant
Pros:
Spacious, historical, conveniently located, Hamilton Heights, thick walls
Cons:
Antiquated furnishings like appliances and cabinets, rare upgrades, rarely painted, maintenance slow to address issues unless there is water damage/flooding, packages stolen from lobby
Advice to owner:
Be more attentive and stop being cheap!
