Great building awful management

Pros:
The people and apartment units themselves are great. Large with lots of light. Two elevators and many units have W/D
Cons:
The building seems to always need fixes. The elevators often don’t work, the heat and hot water go out every month or so, and maintenance requests are often ignored. They also are terrible about getting you lease renewals on time which often forces your hand to stay.

Cons:
Carlos the super nice but fixing things isn’t his specialty, I’ve found tape painted over, weird caulking, hot and cold switched in a faucet and bad/hot wiring in my apartment. The floors aren’t smooth, the bedroom door and closet door are weirdly fixed to “work” The construction on the facade of the building has been extended so who knows when that will end. You have to sign up for the exterminator on a sad paper list with no pen in the lobby to come every schedule date they list or you’ll get roaches in your kitchen & bathroom. There’s definitely mice but I have cats so they steer clear of my place. The boiler goes on the fritz at times for over a month so some days there’s no hot water and just a note in the elevator. The one elevator works 30% of the time.
Advice to owner:
Exterminate the building properly. Hire a better super. Send out emails to alert tenants of building issues.

Pros:
The building itself is in good shape, most units are spacious and updated with good light. The location right off the 1 and next to riverbank park is amazing.
Cons:
Both heat and hot water are out an average of 6 times a year for anywhere from one day to 5. The super and landlord aren’t responsive at all. Unless there’s an emergency, you can expect to fix most problems yourself. The windows are old and drafty.

3495 Broadway: Poorly Kept And Pest Ridden

- cheap - newly updated units - washer/dryer in unit - dishwasher in unit
Cons:
- cockroach problem - mice - extremely noisy, above a bar, people hang out on the street in this neighborhood - constantly breaking front door, poor security - packages stolen - cigs and empties left around building - homeless man slept in lobby several nights - poor responsiveness and rude management/super - power trips in rooms - water leaking into closets from above washers - hot water has stopped working for days at a time
Advice to owner:
CLEAN UP THIS BUILDING! Stop ignoring tenants and provide better security! Handle your roach problem!

Pros:
Nice neighbors who have lived here for a while. Decent floor plan inside the apartment. Relatively clean building for what it is. There is an elevator and nice space in the basement to manage waste.
Cons:
Pests (roaches) are not tended to very well. Landlords do not respond and the super is…. Not super. Cannot access the rooftop at all. Heat and hot water can be spotty in the summer time and sometimes even in the fall/winter.
Advice to owner:
Stay on top of your super, fix the boiler, and exterminate the building.

Favorite apt in nyc so far

Pros:
Very friendly neighbors, many old-timers, with all basic needs met. Quiet and clean. Old and with few frills, but solid maintenance and renovations (some units are more updated). Excellent views on higher floors
Cons:
Elevators broke down often. Maintenance responses were sometimes a bit slow, but not a fight to get them to show up. Trash chute also broke. Bigger repairs like this were slow to be fixed

Pros:
Close to train and shops
Cons:
Constant problems with heat,hot water, doors and elevators. Super doesn't care and is often rude. Marble staircases left to decay and replaced with concrete. Marble lobby chopped up and put dry walls up making blind spots. Renovations are cheap and nothing like the charm the actual apartments had.
Advice to owner:
Sell it to tenants. Make it a co-op
