ROACHES Everywhere In the Building
Former Tenant
Pros:
Kind neighbors in the building.
Cons:
We were roach free for our first year, but then someone moved in next to us and we had roaches suddenly everywhere. Kitchen, bathroom, closets, bedroom - nightmare. The management company did NOTHING to help. We had to file a complaint and threaten to withhold rent to get our unit treated - but the treatment wasn't even done by a professional so it didn't help. We left as soon as possible. It seems like everyone in the building was just fine with their units being infested with pests because the rent was cheap.
Advice to owner:
Get your building treated MULTIPLE times a month.

Mediocre unit, bad management
Former Tenant
Pros:
Quality countertops in some buildings
Cons:
Can’t email management. No response.
Advice to owner:
Allow email. It looks like you’re avoiding. It’s bad.

Pretty Nice Apartment
Former Tenant
Pros:
My neighbors are great for the most part! I was out of town and my package was left in front of my house for a couple days. I was worried that it would be stolen but haven’t had any issues with that! Everyone is super friendly!
Cons:
Not sure if this is just city living but have seen some critters here and there. I clean a lot and still see them so I know it’s from the neighbors. Also the building seems to be going down, people smoke in the stairwells.

It is cold in winter
Former Tenant
Pros:
Has an elevator
Cons:
No heater, water doesn't run well, wait forever to warm up. Complaints take forever to be fixed.
Advice to owner:
Fixed heaters please

Spacious, but building management lacks responsibility
Former Tenant
Pros:
Rooms have a decent amount of space for Manhattan. Eric, who manages the trash outside does a good job at collecting trash for pickup (although there are not enough trash bins to prevent trash from piling up before trash day).
Cons:
No live-in super. The current super is from another building that the management company owns. Before him, the super lasted about 2 months. The super before him never came when you called him (he would always promise to stop by and never showed up). Building management does not want to pay for adequate repairs (this was expressed to me by the previous super) and I have experienced cheap repairs in the past. Building management posts notices in the elevator to fax communication to them instead of call or email. During the summer months guys hang out in front of the building and play loud music at night. It can get rather noisy. Roaches are a big problem during the summer. Tenants can sign up for pest control to stop by once a month (but you must be home all day in order to let them in).
Advice to owner:
Maintain the apartments in the building. Pay for repairs. Have an online portal where tenants can report issues. Seal the building and apartment from roaches.

Moving when lease is up
Former Tenant
Pros:
Heat and hot water always work. See lots of alley cats.
Cons:
Had 5 temporary supers since summer 2021. Even now we don’t have a permanent super or someone to call about issues. Management team is not responsible to issues or requests for help. Pest spray guy has come once in the two years I’ve lived here. Building is often loud and has people hanging out / trash in the lobby. I could go on. Lol
