Fine building, Bad management

Pros:
The walls are thick, it’s hard to hear noise unless it’s coming from the hallways. The in building laundry is fairly reliable. Pet friendly.
Cons:
Management is negligent. They don’t respond to dangerous/hazardous complaints in an appropriate manner (if at all). Theft is a big problem in the building as well and management does nothing to solve it. Elevator issues often so not very accessible (also no accessible entrance).
Advice to owner:
Respond to and fix physical issues tenants bring up before they become a hazardous legal issue

I lived on the first floor and the building keeps the garbage cans in the alleyway which causes a huge roach problem. Building management is horrible, we kept asking them to do an extermination and no one was helping us.

Irresponsible and unresponsive building management AND ROACHES

Pros:
The building is relatively affordable thanks to its location in Washington Heights and the apartment has nice floors, counters, and appliances.
Cons:
Where do I even begin. Building management (both individuals and company) is beyond irresponsible and completely unresponsive. First off, our rent checks are cashed towards the end of the month pretty much every month and we usually get emails accusing us of not yet mailing it when we always send it on the first of the month. We also could not pay our rent early if we wanted to because we have to mail it in a specific envelope that they give us, and we usually don’t get it until the first or the day before the first. One month we got repeated notices about not paying our rent when we had sent it on the first and we tried to call and figure out if maybe it had been lost in the mail or whatnot and what we should do about it. We called multiple times a week and left messages every time (always within business hours) and the rental office straight up would NEVER pick up the phone or respond to our messages. Now the issue of unresponsiveness has gotten even worse as we have had to deal with pests in our kitchen. We always knew roaches were in the building to some extent because we saw them in the laundry room and garbage room (both in the basement), but we thought they’d stay there. Then we started seeing beetles in our kitchen and despite our best efforts to keep the kitchen as clean as possible and treat the issue ourselves with Raid and other home remedies it only got worse. It got to the point that our dishwasher was rendered completely unusable and we found bugs crawling on the food in our cabinets. We called the super and he came up and sort of tried to help but basically said he couldn’t help us and took down my number for the building manager to call me. A week went by with no call from the building manager. We had also signed up for the pest control that the building claims comes the first Saturday of every month. (We had also signed up the month prior and waited for them at the designated time and they never came.) So at this point I texted the building manager, telling him the whole situation and that the super had said he would call us, and asked him to confirm that pest control would be coming that Saturday (the first one of the month). He said that that actually wasn’t his responsibility it was the supers. Long story short the super and building manager bounced responsibility back and forth until eventually telling me that I was wrong and pest control actually comes the LAST weekend of the month (one of them told me Friday one told me Saturday) despite my photographic proof that the sign up sheet very clearly says the first Saturday. The super even laughed in my face when I angrily told him he had to put the correct information on the sign up sheet. After filing a complaint with 311 they then SURPRISED us with a visit from the exterminator who did an extremely half assed job that did not even attempt to get to the route of the problem and did less than we did ourselves with Raid every day. It has since been confirmed that the bugs in our kitchen are not just beetles but full blown roaches. We are working with 311 to get actual proper pest control and hope it will be resolved soon but building management has made it abundantly clear that they could not care less about their tenants and our quality of life and that they are all completely incapable of taking responsibility for anything. Oh also! Pretty much every package I’ve ever had delivered has been stolen and it’s definitely being done by someone who lives in the building as it’s often with a couple minutes of packages being delivered and they don’t even just take the boxes they open them, take the contents, and leave the empty box at your door. Needless to say building management has done nothing about it.
Advice to owner:
Answer the f***ing phone, actually assist your tenants with imminent (and non imminent for that matter) issues, and take responsibility for your jobs rather than bouncing responsibility to somebody else.

Super is hard to reach, we had mice in the kitchen, overall dingy feel
