Cheap but you'll pay for it in other ways

Pros:
The apartment gets nice lighting and the superintendent is a nice guy. While it's not up to the landlord but most of the units in this building are rent controlled or rent stabilized.
Cons:
The area is so noisy. I've lived all over NYC and in LA. This is the loudest place I've ever been. Most people are fine around here but unfortunately the 15-20% that are the loud and rude make their presence known whether or not you want to acknowledge them. Upper management doesn't care at all about keeping the bad eggs away. And the police here are useless and only interested in harassing people and not enforcing noise and other ordinances. While the superintendent is reasonable at responding to tenant needs, the management company is garbage when it comes to responding to more pressing issues that require them to pay for a specialist such as the broken intercom, major structural damage, windows, etc. And they also don't follow the rules of notifying you 24 hours in advance when they are in the neighborhood. They just seem to stop by when they are in the neighborhood unannounced. That's not how the law works. Trying to call or email some of the management staff is frustrating too. You'll likely get stonewalled and harassed that maybe you should move when you ask them to address the problems with their property.
Advice to owner:
People have rights. I know that you're in your sprawling estate in the Caribbean thinking that most of your tenants are uneducated and low income but that doesn't equate to all of them being ignorant of the abuse and artificial scarcity that you have created with your greed and unwillingness to make your building attractive. I hope that you are proud of exploiting your tenants and employees.
