Potential gem but problems

Location
Smaller sized building
Cleanliness of public spaces-although older and in need of some upgrades/restoration Super keeps them as clean as possible.
Cons:
Elevator noise/safety concerns
Pests/no exterminator on designated days
Noise from neighbors/buildings/street
Security of building

Advice to owner:
New management company
Update elevator as out a lot/irregular drops/safety concerns.
Security of building needs to be improved
Stick to published pest management schedule vs. 1x per year.
