Was duped when signing, landlord wants to raise rent on RS unit

Pros:
Really friendly neighbors, truly a community here. Long time residents on different floors. If you take the time to say hi to everyone and help out, they'll do the same to you. The super Jefrey is the best and is constantly improving the building for the residents. Able to sign up for exterminator, but he doesnt do much if you have a pet.
Cons:
Landlord is illegaly raising the rent ob rent-stabilized units. They have no registered many units for approximately 10 years and are raising them to "market value", even if there is little change. Theyve tried to dramatically raise the rent on my unit to $300 each time there was renewal, but we negotiated down. It was advertised with laundry in building, but it wasn't working since 2017. Package theft, mice, and roaches but it depends on the floor you live on and also thats just new york
