Oh the things I saw in the basement

Pros:
Staff is okay.. they work hard.. and I often feel like they’re underpaid.. and are forced to work in this unclean and in breathable environment of the huge basement where GIANT rats constantly roam. This is no secret.
Cons:
Except the super does not do anything for you except from 9-5 Monday to Friday. If your work schedule falls between this he will NOT enter your unit. This sucked because my ceiling started leaking. On top of that, coned has not been able to do a reading of my gas meter in an entire year. I had to go down there myself. Long story short while looking with one of the porters I saw the BIGGEST RAT I have ever seen in my life. And mind you I was an exterminator at a point in my life.. the porter and I froze watching it come out of a wall in the basement, climbed up a pipe and up into the ceiling. Now I understand why the basement smells like this.. there’s also a ton of roaching in the basement around the garbages, on and near the elevators this building should be condemned because the day that any of those doors in the basement are open someone will get attacked by these things.. not to mention if you get stuck in the basement there’s no other way to get out except the elevator. Additionally, I’ve found random water bugs and roaches that have come through the from door from the hallway.. really embarrassing if you have family over or a date.. Then there’s the MCI increase that they tried to tack on an extra $140 onto my rent after my first year living there. You apparently have to tell management 60 days before your lease ends that you will be ending the lease too smh. Do not live here, I am moving out after my lease ends. Stay far away.. you can get something way similar in the area for about $300-400 less
Advice to owner:
Actually fix the problem in the basement before ANYTHING ELSE. I should not have to breathe this for all the money we pay for our apartment. Unacceptable to then throw an MCI INCREASE on top of the rent when you’re not upkeeping the building the way you should.

Great location but management

Pros:
Proximity to Ft Tryon Park and 1 and A trains. Affordable rent. Nice neighbors. Apartments have nice finishes.
Cons:
Very bad management and super. Nonresponsive. They dont make necessary repairs. The super is lazy and doesn't properly maintain the building. They allow vagrants to roam the building and tenants to smoke in the hallways. They allow tenants to let their dogs defecate on the sidewalk and in front of the building.
Advice to owner:
Make repairs when needed, get a new super, and stop letting people have their dogs defecate on the sidewalk.

Very Happy Here

Pros:
Glorious kitchen comfortably hosts 5 guests to eat. Plenty of storage space. Lovely bathtub. Sweet Spanish speaking neighbors. Near beautiful park.
Cons:
Shower constantly backs up. Noisy building / area. Uneven wood floors.
Advice to owner:
Basement is horrendous! Fix washer dryers. Needs pest control!

Some Big apartments
Cons:
There is rampant drug dealing in this building. A vagrant tenant hangs outside the building and harasses young women. Lots of broken glass, loud music, lazy super. There has been so much violence in this building and the landlord does nothing.
Advice to owner:
Get rid of the coke dealers in front of the building

Pros:
Location near 2 train lines and a bus line. Free and usually available Street parking on 4 block one way street. Wooded hill across from building.
Cons:
Super is not very good. He is not proactive, hard to locate, forgets jobs, does not do the best work. Landlord aggressively flips apartments to increase rents. Frequently no hot water or heat. Intercome/buzzer does not work. Large rats running in packs in the basement where trash and laundry facilities are, and have started entering 1st floor apartments. Camera and loud speaker system yells at tenants if they stop and speak to each other for more than a short time period. This wakes people up all hours of the day and night. Communication between super/management to tenants is poor. Current construction on this block of a 12 story building (9 stories plus roof) expected to last 2 years. Building is for senior citizens and the Rocky Mountain Baptist church.
Advice to owner:
Replace Super. Solve the rat in the basement problem. Give heat and hot water when legally required to do so.

Loud and ghetto

Pros:
Neighbors are friendly, some adhere to covid social distance.
Cons:
Building management has no control or respect for tenants. Tenants are not as knowledgeable of their rights so they let management get away with alot. Building is loud and packages always get stolen. Don’t move here unless your desperate
Advice to owner:
Stop taking advantage of these people!!! Clean your building, have repairs fixed in a timely matter, tell the super to be more friendly and accesible
