Faulty Boiler, Poor Maintenance, Needs Cleaning

Pros:
Location near A train station and Fort Tryon Park.
Cons:
1. Boiler randomly goes out of service leaving tenants out of hot water and heat.
2. Building is generally under maintained despite of having a live-in super.
3. Security features could definitely improve.
4. Common areas are never cleaned.
5. A scaffold is set in front of the building but there has been no construction activity in over half a year.
Advice to owner:
Fix/replace the boiler. Supervise the work and whereabouts of the building’s super. Have common areas be vacuum cleaned and mopped weekly.

Heat and hot water regularly turn off
Package theft
Unresponsive super who avoids real issues and gives vague responses, often because it’s what owner asks him to do

Great neighbors, poor management

Pros:
Spacious units, (mostly) quiet neighbors, great location.
Cons:
Poorly maintained building. Super is friendly but does the bare minimum in terms of upkeep or repairs.
Advice to owner:
Take some pride in managing the space. Clean more regularly, update broken fixtures, add some amenities like postal lockers.

Major Flooding Issues in Basement

Pros:
We have a great spot in the basement. Advantages: no noise from above, this building is on a hill so we have sunlight and views, in unit laundry, no stairs or elevator needed.
Cons:
Serious flooding and plumbing issues the management company will not address.
Advice to owner:
Your building will eventually burn down from an electrical fire or collapse from water damage.
