Pros:
Private playground
Nice neighbors
Maintenance is fast
If you have a pest issue then you can schedule the exterminator (it’s included in your maintenance fees)
Quiet, rarely any disturbance
Quiet streets
M14 & M21 make it convenient to get around. M14 takes you to and from Trader Joe’s / Target which is nice and close!
Cons:
Garbage disposal
Management won’t increase security back to the way it used to be (24/7)
Not every lobby is nice looking
Elevators go on sabbath mode every Friday to Saturday which can take forever for getting to where you need to go
Location, while nice and quiet, is really far out there. You need to take the buses inland to get close to anything.
Advice to owner:
More security! Take care of the garbage!

Epic coops need to reconstitute as condominiums.

Pros:
The Lower East Side is one of NYC's treasures: historic, warm & friendly, safe, and well-situated. Neighborhood is blessed with great shuls, shopping, cultural institutions (cinema, theater, dance, and live music) and parks (although the City has elected to destroy East River Park) .
Cons:
The Coop Board does not run these buildings well: laundry rooms inoperable for years, management team micro-manages tenants lives, some bigotry against the indigenous Jewish community.
Advice to owner:
Need to reconstitute the coop as a condo as soon as possible. Also need a new mayor: Eric Adams is already as bad as DeBlasio (who was worst mayor in NYC's long and storied history).
