Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for 421 East 72 Street highlights that the building offers spacious, rent-stabilized apartments in a desirable Manhattan location with quiet, friendly neighbors and generally good management responsiveness. Residents appreciate the strong heating system and good water pressure. However, common areas are outdated and cleanliness, especially garbage management, is a frequent concern, leading to pest issues such as rats and flies. Some note occasional odors and occasional maintenance delays. While the building provides good value, improvements in garbage handling and pest control, along with upgrades to communal spaces, are recommended to enhance the living experience.

Nice apartment for the price
Former Tenant
Pros:
Rent stabilized, good super and management, spacious, overall a very good deal
Cons:
Common spaces are very old and not kept. Trash is in basement. Sometimes there is a weird smell in the building.

An old building needs more love
Former Tenant
Pros:
The street noise is minimal especially if your apartment is north facing. Neighbors are nice and polite. Dog friendly.
Cons:
Super is awful with the garbage maintenance. Pests have strewn garbage all over the ground, I've seen rats, cockroaches, and especially in the summer, there are tons of huge flies all around the stairs.
Advice to owner:
Get a new, more competent super
