A bit like being in a college dorm, but quieter
Pros
The best part is the location. Somehow, the block of East 11th St between 5th Ave and University is way quieter than you'd expect, but it's five minutes from Union Square. Having an attended front desk means receiving deliveries is easy and pretty much risk-free. The common areas are kept clean, the sidewalks are cleared of snow promptly, and the elevators are generally working.
Cons
Opening a maintenance ticket (as the management company tells you to do) rarely gets you a response other than seeing it immediately closed. I assume there's some kind of incentive for the staff to minimize 'time to close', because every system these days is trying to squeeze more work out of workers, so I can sympathize... but I do want my maintenance requests done! I ended up taking care of several of them myself. I eventually gave up making noise about the poor water pressure on the upper floors, but luckily someone else made a bigger stink about it and they replaced two pumps and substantially improved the situation. There's also a $2.49 fee to pay your rent electronically, new since I moved in, which should probably be made illegal so nobody's tempted to do that.
Advice to the owners
If you want to keep residents happy, check up on their maintenance needs instead of delegating to an app. Don't charge me extra to pay my rent.
