Pros:
The location is convenient to a lot of good food and the park and the apartments are large for the price.
Cons:
Lived across from a hoarder with a roach and rat infestation who the building failed to deal with. My apartment became infested as well and I had to pay out to break my lease early. When negotiating they attempted to upsell me on a much more expensive unit in Carnegie hill on an 18 month lease.

Pros:
I stayed for a year on the top floor, and just really enjoyed my year here. I had some loud neighbors who fought at night, but besides that, I often wish I was back at my studio on the top floor.

Super is fantastic and very responsive. He’s helped me out in lockout situations and is always quick to respond to service requests.

Generally, an affordable building. No bells and whistles but pretty noise proof and living here felt “easy”.

Location is ideal with easy access to the queensboro and a lot of cute places in the neighborhood. Can feel a bit seedy at night but overall felt very safe here. You need to use your key twice to get into the front doors.

Oh and unexpected surprise of getting my entire security deposit back!
Cons:
Lease price hiked when I was looking to potentially resign. Silly because they ended up replacing me with another lease that was much less (covid).

Oven was a POS. Appliances in general left a lot to be desired.

Heat in the winter was cranked up super high. Better than the alternate but I had to run my AC.
Advice to owner:
Would think just a bit more strategically about leases. This place is a bit of a factory and most people only spend a year here because they hike up rents by an absurd amount.
