Kips Bay Court

Pros:
Clean, comfortable, and friendly staff. Minimal structural issues. Amenities are a plus, even if not worth the premium price they are trying to charge. Good laundry facilities.
Cons:
Management is fairly unresponsive aside from 1+ day emails. Had a tough time getting a big ticket maintenance request completed (broken fridge took 1+ month). Rent was increased substantially even with Covid concessions taken into account. Many unannounced construction projects.

Pros:
Responsive management, safe-building, community events, great location.
Cons:
They changed the payment system halfway through our lease for rent and it was a complete and total nightmare. They were lenient with pay times as a result but definitely could have been executed better.
