Cons:
Laundry machines are always broken, hallway smells so bad, can’t use any of the building space without being a member, rent went up so much after resigning, scaffolding has been up for about 2 years with no end in sight
Advice to owner:
Include the gym with rent, replace laundry machines

Pros:
The staff is all very nice, and the ticket system for responding to issues makes most things easy and quick to get addressed. The club on the roof is nice as a working space and gym. The finishes in the newly renovated units are nice as well. If you're a remote worker, the working space in the club could be a huge benefit. It's also hard to beat being directly on top of the 96th St Q train stop, and a block over from the 6. The units are very well soundproofed from each other as well.
Cons:
Last year, they raised the rent on a 1br by at least $700, and this year it increased by at least $500. Unless the amenities or location are very worth it to you, this is not a building where a small 1br is worth ~4.5k. There's no washer/dryer in unit, but for months now - the laundry room has had ~40% of the machines broken. For the level of rent and number of people in the building, that's unacceptable. The club costs $70 per month per person. Again, it's nice overall, but things like the weight room and the beach chairs look like they haven't been updated in 20 years. This is the dustiest apartment I've ever lived in. It is wild how quickly dust accumulates. If you're on the south side of the building, you can expect to be woken up by people blaring their horns when 95th St. gets blocked up by people double parking. Each building is only served by 3 elevators. So any time there's a move or an elevator goes down, you might face a 10+ minute wait to get a spot. Beware if you're considering moving in on a higher floor. Anytime you need to move out large items for trash or move furniture in, it needs to be coordinated with their staff, but that can become a circular game of telephone where people keep telling you to call different departments. The electric bills are about double what they are in smaller buildings. Also, if you're considering using the pool, you'll have to wear a swimming cap whenever you want to use it.

Excessive rent increases, management unwillingness to negotiate, noise levels.

Keep rent increases moderate, not 1000 from one day to the next

Great staff, nice building, good amenities.
Cons:
They will jack your rent up hard as soon as your lease is up. They raised ours 35%. We had to move away.
Advice to owner:
Don't raise the rent so much on good tenants? It should be illegal.

Construction Noise and Malfunctioning Elevators

Mostly great building staff of door people, handy people. Location. Amenities.
Cons:
Managment is challenging to communicate with. Rats at the plaza level entrance. Elevators are slow and frequently breaking down.

Nice friendly unionized staff who remember everyone and appear happy at work. Very responsive and courteous
Cons:
Anything rent or finance is a bit byzintine, rent increases and no negotiations, noisy building, and elevators go down very often. Also did not return security deposit within 14 days as required by law. Had to follow up for over 1 month

Look out for roaches

Staff are nice but they’re really not allowed to speak to tenants
Cons:
Roaches and they killed my dog via extermination. I was informed they were “sewer” roaches by the exterminator. Also, they hoard the nice apt from existing tenants trying to find a new apt. They try to use a first come first serve… only catch is that you must call daily to be first. They don’t retain you on a list - unless half their building wipes out due to a pandemic. It’s all corrupt there.

Pros:
The building is generally clean and quiet, non-management staff are lovely and pretty helpful/responsive (eg maintenance, security). Doorman and package office are convenient. Right by the Q train, and nice views.
Cons:
Management office is awful - unresponsive and irresponsible. They will overcharge you, steal security deposits, etc. The building is also aging/dingy.
Advice to owner:
Hire competent people in the rental office.

Big building, big amount of amenities,nice staff , gym with swimming pool,bus and subway really close .
Cons:
Lot of noise all the the time : police, ambulances ,firefighters, crazy people on the street screaming.

Nice kept building

Pros:
24/7 doorman building, there’s a package room , health club and roof deck( tenants must pay extra ). The building is kept well. Laundry room in building a plus. Maintenance is quick and responsive.
Cons:
Management can be hard to reach and not so friendly. The elevators when one is taken out of service can be a pain to deal with.
