Great place to live

Pros:
Lots of open space - huge plaza right outside of building. Great views of east river and access to east river park and paths. Very quiet and peaceful; feels like you are outside of NYC.
Cons:
Little bit out of the way and gets really cold in winter bc of wind.

Great value Manhattan living, with some compromises

- Solid apartment finishes for the price range
- Low rent / SF - fairly large apartments
- Incredible views (high floor apartment)
- Great doormen and “on the ground” staff
- Fast elevators
- Affordable parking for residents who want to have a car
Cons:
Property Administration / Management can be a total disaster:
- Months to fix a broken air conditioner in the summer
- Weeks + taking off of work to camp out in the office to get flooding from a leaking pipe taken care of
- General in responsiveness from maintenance (never answers the phone or responds to emails) is atrocious, although management has acknowledged that this is an issue they are working on
- Move in window of EXACTLY 1 hour / person, timed by security guard with a stop watch, is obnoxious
- Every management / leasing employee borders on impossible to deal with, with the exception of Amanda Lippon, who is a treasure and seems to hold the whole thing together
- - This gets made substantially worse by the fact that building offices open late (10am) and close early, requiring moving work around to camp out for any issue that isn’t being responded to remotely (which will be most of them)
The location is the biggest thing here. You go in knowing you are signing up for being removed from the “bustle” of Manhattan - which comes with being removed from some of the convenience. There is no nearby subway, and the Gristedes on the property gauges for convenience - even by Manhattan standards.
Advice to owner:
Make moving in / out easier
Get your act together on apartment repairs
The PRIMARY, NUMBER ONE thing holding this property back from being much nicer (and potentially commanding higher rents) is the apathy and incompetence of front office staff outside of Amanda. You have solid buildings, great doormen + maintenance workers, and a special community that’s built around the plaza. Please get this together and save future tenants the pain.
