Pros:
Neighbours are friendly. Location is nice.
Cons:
Rodents, roaches, garbage outside, unresponsive and rude management, unresponsive super, lack of communication, huge price increases.

Nice amenities; gym, co-work and lounging area, dog park and dog spa, and in-building laundry. Management office is also on premises, as well as the security booth.
Cons:
Maintenance takes a while to respond.

Building Doesn't Care About Keeping Tennants Just Turnover

The gym in the complex is nice, up to date appliances and surfaces. Air conditioning units provided *but are too heavy for the mounting spot and are always pulling away from the wall. A bathtub. 1 and a half bathrooms is good for 4 bedrooms. Installed an Amazon locker, and when packages actually go in it they don't get stolen. Laundry in building is a plus, as is the elevator.
Cons:
A lot of the pros are superficial and seem good on paper, and the building does well at the first look. There are so many things that show that management doesn't care. They are incredibly difficult to get responses from and when they respond the answers are often short and not answering what was asked. The SIGNIFICANT increase on our rent this year is pushing us out, and I'm seeing it happen with many families and people who had made homes here across the board. The local businesses on the block were pushed out, as they rented from the company as well. They have installed some superficial on-paper benefits, and have exponentially inflated the cost without actually improving the apartments or lives of the people who live here. They are also the ones who stayed and stuck through during construction, putting up with the constant frustration and inconsistency, late deliverables, and an insane amount of ecologically hazardous construction materials. Bathrooms should have fans, ac units that you install should fit properly and not leave holes to the outside, switches that should control plugs because there aren't any lights should actually control those plugs. Paint started peeling in the bathroom after the first shower. Mice in the winter, gnats in the summer. The laundry room is always dirty and is expensive per load, in theory to keep it clean regularly.
Advice to owner:
Learn that people are LIVING here, and that while it's a business for you, you are actively making money off of unhousing reliable, established tenants. This is gentrification bullshit, just because it's new york doesn't mean you have to fall in line with the base unethical housing practices that the wealthy have deemed acceptable. Do better. The actual community would be so much better for it.

Roaches and mold

Nice view of the east river and close to a lot of parks.

I've been reporting roaches to the building and 311 for 6 months and nothing has changed.

get rid of pests and clean this building up. its disgusting.m

The layout was nice and spacious, and it was nice having access to the gym and laundry.
Cons:
Occasional problems with roaches, had issues with plumbing several times, and our "ready to move in apartment" did not have thermostats in the bedrooms (and therefore no heat) from September until February. Owner takes forever to respond and occasionally promises maintenance only to have no one show up.
Advice to owner:
Please be more prompt in your responses and follow through on maintenance.

Decently clean. No loitering. Sub par security. Small gym. Working laundry. Working elevator.
Cons:
Thin Thin Thin walls and floors. You can hear even hear the people across from you that you do not share walls with. Most of the people in this building DO NOT work and have lived here for so long so they have bad behavior that has not been addressed. Unemployed behaviors. Management will do nothing because they have befriended these individuals. Oh and don't forget the loud TV's and weed smoking, dog barking, and loud music!! Inside and outside. It's crazy. Can't WFH.
Advice to owner:
Please make sure the apartments are clean and meeting covid standards before moving tenants in and signing them up to live in hell. Invest in upgrading ALL the units to make them livable. Considering they were made in 1973.

Beautiful interior but can be improved

Pros:
Beautiful property with large spaces. Tidy appearance, can see the improvements that are being made from recent updates. Feel safe with security.
Cons:
Poor management that won't get back to you, we were promised a washer and dryer room in our building when we moved in and it was never able to be used during our entire year. The floor above us is also horribly noisy with chairs scraping.
Advice to owner:
Please respond to emails better. Great space and community but please take care of the people in your building.

Pros:
All utilities included in rent, lots of closet space, recently renovated apartment and laundry room (later renovated the entire interior building). Intercom connected to cell phone so could allow building entry even if not home. Management office on site.
Cons:
Smoking my neighbors in halls and stairwells which overwhelmed my apartment. Once they digitized the heating system, the heat completely stopped working in my apt every time it lost connection with the hallway router (which was everyday and would require someone to come reset the connection). Building door was constantly propped open and they stopped requiring key fob entry to get on the premises. Really old and drafty windows.
Advice to owner:
Wish could have fixed the heating situation because I did really like my apartment, but refused to spend every winter freezing for the sake of automation when turning a knob off and on worked just fine.

Spacious apartments, fast elevators
Cons:
Roaches, outsiders come in to use laundry facilities and it’s hard for tenants to get a machine. Packages get stolen.

Pros:
The community of people who have been there for awhile is really great. There are a lot of renovations happening which will, in theory, give the complex a lot of amenities.
Cons:
With the new management, a lot of long time residents are being pushed out. There is also a lot of work being done for the presentation of things while day to day needs are not met. All show and no substance.
