Landlords are SCUMBAGS

Pros:
The staff *in* this building are incredible. The sweetest and most attentive people on earth. They are the only reason I renewed my leases. They’re the only pro.
Cons:
DO NOT MOVE HERE -Air conditioners NEVER work. I’ve had 11 ACs in 5 yrs. They just swap them from other units. They’re 20 yrs old, always break, and don’t cool anything down. My coned bill is close to $800 /mo. -I am currently stuck with ZERO air flow in my apartment during a heat wave bc they don’t have the resources to fix the acs. This is the fourth time this summer I’ve had my apt at 85+ degrees for multiple days. -Rent is ridiculous for literal crap. They raise rent 35% every lease renewal and upgrade nothing. -Elevators rarely work. Been stuck in them numerous times. Extremely unreliable. -Laundry is atrocious. Destroys my clothes and requires ppl climbing over to unplug them to unlock the machines. -building is outdated and dingy. Carpets smell and are stained. -Business “center” is a joke -The only amenity is the roof top. That’s it. Everything else you have to pay extra for on top of the absurdly high rent. -Related does not care at all about tenants and will threaten you with their legal team if you try to break your lease early for the unhealthy and unsafe living situation they put tenants in. *Everyone is moving out this summer because of the rapid decline of this building. Long standing tenants of 20 yrs can’t stand it any longer. The staff is truly the only positive. Related is a joke and filled disgusting human beings.
Advice to owner:
Find a moral compass and start putting the health and wellbeing of your tenants over profits. Your company is absolute trash and the antithesis of luxury.

Lovely place to live

Pros:
Well managed, clean, great building facilities including sun roof and business center, right near Hudson River abd park.
Cons:
Very few negative things to say - Friday and Saturday nights might be a bit noisy as there are schools in the neighborhood and thus a lot of kids who like to stand on the corner abd yap all night.

Well Managed good layout By the water and parks - great views on upper floors
Cons:
Location - a bit off and far from subway Plumbing issues - you can hear the water running when you neighbor shower Old HVAC system - noise issues

Pros:
Location and building staff are amazing. The building is well kept and also has a small private garden. The gym is small but has good range of equipment and the terrace is incredible. The terrace has various seating and sunbathing areas, 2 bbqs, tables and a residents lounge which can be booked. Laundry unit on each floor with 2 washers and 2 driers.
Cons:
No real cons, it’s a great building. We eventually moved because we felt the price was too high considering the building and apartments are “old”. The gym can feel crowded if 3-4 people are in it, mostly at peak times. Most residents don’t know how to recycle (problem not limited to this building).

Roaches and Exorbitant Rents

Concierge and Porters are great.
Cons:
Cockroaches in luxury rental building!
Advice to owner:
Treat tenants with more respect and integrity. Prices are way too high for this kind of quality of life.

Pros:
Great location. The doormen are the best! Moved in when I was 17 and have always felt safe and at home.
Cons:
Rent has become crazy over the years. Would love to take a larger apartment as I am growing out of my current one but would never be able to afford it.
Advice to owner:
Give back more to your long term tenants. Unfortunately nothing was done for us during Covid despite the loss of my job.

Very clean, very safe, well maintained, & very responsive to the few maintenance issues that do arise.

Advice to owner:
Health club could use an update - new equipment might be a good idea, especially treadmills.
