Great to live in, terrible move out process

Pros:
Clean and well-maintained building, helpful doormen and maintenance team, quiet and respectful neighbors, excellent proximity to the Hudson River, Riverside Park, Central Park, and the West Side Highway. The grocery store downstairs (Jubilee) is very convenient, too.
Cons:
The management team were terrible at communication when I was moving out. I had to follow up many times both via email and at their office to sort my movement details. It was very frustrating and I hope they’ve replaced those people who were extremely unhelpful, especially Marco CB.
Advice to owner:
Ensure your building mgmt has good comms and people skills. Otherwise, nothing to suggest!

Pros:
location is beautiful
Cons:
It's not a safe place due to management's sense of responsibility. I was physically assaulted by someone on staff and management disregarded the incident and stated it's an alleged interactions. I have been trying to gain help from management and they are not helping. I do not recommend living here.
Advice to owner:
Try to respect tenants and create a safe space. This is our home.

Pros:
Right on the park, large building, residential lounge, quiet street, close to grocery store and train. We also LOVE LOVE LOVE one of the doormen, Laslow he was so kind and knew everyone!
Cons:
ROACHES, so many especially in the hallways. Management did nothing...we had neighbors who had been trying to fix the issue for years. People have to board up the bottoms of their front doors. We also had issues with the bathroom...it was supposed to be a brand new bathroom however the toilet broke 2/3x flooded everywhere. The dishwasher also broke and flooded everywhere causing the fake wood floor to pop up. Maintenance was fantastic they came very quickly and tried their best.
Advice to owner:
Fix the bugs and stop with the cheap quick fixes

Cons:
Elevators often down -- not great for a high-rise Not the highest standards for cleanliness Doesn't feel like a true "doorman building" though the concierges are very nice Heat was on the fritz much of this winter

Pros:
I recently lived at 180 Riverside for a year. I will try to be fair in my review: PROS: - the area is nice, along the hudson river - there are 24 hour doormen who are almost all great - the building is fairly new, the interior is nice and ceilings are high
Cons:
CONS: - expect to pay for everything. this includes hidden charges of sewer, water (about $100 per month) - the amenities are only ok for a luxury building (gym extra $75 and is small, no rooftop, parking is extra and not cheaper) - here's the worst part- the leasing company is horrendous. Got a decent COVID deal and expected a new lease at pre-COVID prices. Got quoted a 50% increase (2600 to 3900, 3200 pre-COVID) and had zero luck negotiating. Lots of turnover as the company appears to not want to keep tenants - move out fees again ridiculous- quoted for hours of work for cleaning small areas of dust and fixing thumbtack sized holes in the wall when was told this was acceptable on move in Bottom line: it's a nice building in a great location but the company ruining it is hard to reach, impossible to work with, and does not care about you. Rent at your own risk
Advice to owner:
Please listen to your tenants more! This was a horrible experience

Location, views, grocery in building, apartment spaces, big windows
Cons:
Responsiveness is poor, takes for ever for something to be repaired or checked, elevator time wait can be painful at times, price got excessively high, have to pay for gym access, water anf heat are not covered in rent

Affordable but beware the yearly increase

Pros:
- great staff (front door, security people) - quiet and pleasant location near the river and parks - both apartments I've lived in have been in good shape
Cons:
- poor communication from the building manager to the residents - elevator has been down for maintenance for many many months causing pretty bad backups (it can take 20 min to get down/up sometimes) - wild rent increases (15-40% sometimes) - can take weeks to get a service request fulfilled - negotiating lease is not really an option, most times you can move to a better apartment in the same building for the same price they try to charge you in your 2nd year - definitely has a machine like feel, very impersonal
Advice to owner:
- make negotiating rent increases viable - show you care about your residents - stop increasing rents to be equal or greater than better apartments, this develops a predatory reputation

-the building staff are kind and helpful -it has a gym -windows are big -proximity to riverside park
Cons:
-doormen do not call or alert you to guests/delivery people’s arrival -packages are organized and managed on the floor of the lobby -maintenance issues are not resolved in a timely manner (broken washer and dryers for my entire 12-month lease, broken peloton bikes in the gym for the same time period) -they make tenants pay for water, sewage, and water heating in addition to Con Edison utilities (an extra $80-130 a month for our 2 bed) -congested elevators to the high rise building -cockroach/water bug issues
Advice to owner:
Stop charging for water and water heating (no other building does this), prioritize fixing building amenities in a timely manner, don’t increase rent by 15%
