A Luxury Tenement Slum

Nice shared outdoor space.
Cons:
I have been living here for 7 months now. The entire time, I have been able to smell my neighbor’s dirty cat litter from my own bathroom because of an issue with the shared ventilation system that the building can’t (or won’t) fix. My hot water comes out brown and murky several times a week (pictured), and has done so since I moved in. A mysterious crack appeared on my wall seemingly in the hours while I was at work one day (pictured), and although for weeks I have been told that someone will come and fix it but no one has. For months my refrigerator door would not close all the way, causing dairy items and meats to spoil faster, and it took them months to replace the fridge (it just got resolved days ago). Finally, and perhaps most egregious of all, my rent mysteriously went up one month, and I called to ask why and they said there was a clause on the 33rd (THIRTY THIRD!) page of my lease written entirely in indecipherable legalese that said it could happen, although no one gave me a heads up about it when I was moving in. Please avoid this building at all costs.
Advice to owner:
Please tell people about the midterm rent increase and word it more accessibly in the lease, preferably on one of the earlier pages. And be more responsive and actually fix the problems people have in these stupidly expensive apartments.

Nice apartment but terrible ownership

Neighbors are nice. Nice doormen.
Cons:
Hallways aren't vacuumed regularly. I've live in this apartment for over 3 years and not once were the windows cleaned. I lost my job last year due to covid and asked to negotiate my rent for a few months and was flat out told no, but they'll offer me a payment plan. We're paying twice as much for a one bedroom than the other available one bedrooms in the building. Equity Apartments is a multi million dollar company who's more into money than the well being of their tenants. Several people left this building because of this.
Advice to owner:
The property owner should treat their tenants as humans and take into consideration we've all been living through covid and it has affected a lot of people.

Doormen are helpful
Cons:
Manager’s never stay, high turnover, very cheap maintenance dept that band-aids everything so that Super (not his crew) earns a higher bonus from fixing (spending) less, Way overpriced rents for 10th Avenue, especially since building has a mix of Low income & free market apartments blended together. They never tell you that your hallway neighbor pays half what you pay. Avoid this Company!
Advice to owner:
Keep trying to sell your building, an open secret so they do less and less each year. Focus on more than just keeping the lobby looking nice. Terrible managers who aren’t trained in New York Tenant rules. (Should have them get realty license since they market and lease apartments out for the company.)

West 54th Complex

Pros:
Great square footage with closets that fit more than I ever would have expected. Very pet friendly and close to riverside park and Dewitt Clinton park for walking. Doormen are friendly and helpful. Kitchen is more spacious than average. Windows are wide and kept clean.
Cons:
Not as close to the subway as we expected. Despise that there is no ventilation in bathroom. There’s a vent but if it does anything it takes an hour to dehumidify the bathroom. Would rather have a window or a fan built in. Pricey for what it is and the fact that the area is nothing special. Courtyard can be noisy but probably better than facing 10th!
