BEWARE DO NOT RENT HERE

HORRIBLE MANAGEMENT. DO NOT SIGN HERE. There is a hidden "tax abatement fee" for about $500 that they tack on to your rent, so the rent stabilization is not really the case. I was a tenant for 3 years and when I tried to argue the rent increase with various cases in the area including lower rents in the actual building, they did not budge but will offer months free to new tenants. Expect your rent to increase drastically. My lease ended in May and they charged me for June rent by adding a balance to my account even though my lease no longer exists and refused to reverse it saying that I should have stopped autopay in their system. They have dodged all of my calls and when I finally did get someone on the line from billing they told me accounting never closed my account but they dont know who is in charge and that they do not have a boss or a supervisor???? I now have to wait weeks for them to reimburse me via a paper check while they hold onto $4,300 and I DO NOT EVEN HAVE A LEASE ANYMORE. After I moved into my unit a large crane went up in front of my window and a rooftop bar opened right next to my bedroom. The elevators are extremely unreliable - there is always at least 1-2 down and can take 15 minutes to get an elevator to your floor. There was also a fire in the courtyard and they closed the laundry room for months. When I left in May it was still not open. The leasing office is extremely unresponsive when you need to contact them as well and you will have to follow up several times. They will not call you back, no matter how many times you email them to call you or leave messages. They think its funny - Anne from billing was practically laughing at me regarding the erroneous $4300 charge. Additionally safety is a huge issue - I was in my unit when the fire happened and not a single alarm went off as my unit filled with smoke. However, the alarm went off every time I turned my oven on. I called the front desk and was hung up on. It was extremely alarming and I am grateful it was not a bigger fire. I had to follow along on the citizen app to see the status.

- very poor insulation in the windows, let’s in a lot of noise even at high floors (impacts cooling and heating - laundry machines are disgusting - terrible insulation in walls can hear neighbors - gym is rundown and old, fairly small. But not better than a hotel gym to get a workout in - Construction next door is brutal 7 days a week if you like peace this is not for you - A bit too expensive for value - Management will not work with you
Advice to owner:
Replace or fix insulation in windows ASAP Make amenities 24/7 Consider renovating t he gym Also would be a plus: Consider adding a sauna and hot tub in pool area

The elevators can be slow, seems like one is always out of service resulting in a line in the lobby. Construction on Platt led to a lot of noise.

- Full amenities, including a rooftop with a beautiful view, gym, and pool - Maintenance requests typically handled within 24 hours - Spacious kitchen - Fairly quiet street - Allow flexing of rooms with floor to ceiling walls (saved good money by flexing a 2 bedroom) - Easy access to both west (ACE123) and east (456) subway lines
Cons:
- Location isn’t cute at all - Elevators can be a bit slow especially if one of the three elevators servicing your floor are broken (which happens often)

Small but nice

Doormen are nice, 24/7. Elevators work well most of the time. Package room is managed by doormen, never had problems. Nice rooftop, gets cleaned regularly. Apartment was clean and looked newish when I moved in.
Cons:
Gym and pool are kinda small, I got a gym membership down the street. Some street level noise from crosswalk signal. Blinds don’t filter out all light, I bought blackout blinds. Windows don’t insulate, gets a little cold if you put your desk there. Can hear neighbors having sex, walls are kind of thin. Apartment had the fiber-optic box torn out when I moved in, had to get another installed.
Advice to owner:
Streamline communications in the leasing office. It was hard to reach people who were knowledgable about my lease at 2Gold, they work at TFC.

Clean, Safe Building - But Overpriced

I love the front desk, they are helpful, kind, and always on point! Never fear about your packages here. Common areas are always clean and presentable. My unit was spacious for what it was (studio). Any repair or pest issues were resolved right away (in unit). Lots of beautiful amenities, the views from the roof are exceptional! If a tenant's dog urinates in a common area, it is cleaned right away, they are always on top of cleanliness.
Cons:
The elevators - there are 3 elevators for each side of the building (above and below 30th floor), and there seemed to always be issues with at least one of them. For several months, two of the elevators on my side were down, and elevator service took forever!! There are A LOT of residents in this building (it's 50 floors), so the common areas, like gym, laundry, roof and lounge tend to get overrun during peak hours (good luck getting seating on the roof on a nice day). There are also a lot of residents with dogs that don't respect the Curb Your Dog rules, so it smells of urine out front much of the time (they hose it down every day, and mgmt sends out reminder emails and posts notices, but these people can't seem to be bothered). Noise in the building can be a problem, there are a lot of younger residents that treat this place like an after hours club or frat house (noise in the hallways echoes and is easily heard in your unit, even just a regular conversation, but groups of guests coming in chatting loudly in the hall as they bang on a resident's door has been an increasing problem, especially in the summer months).
Advice to owner:
Crack down on the parties? Keep the elevators better maintained?

Building staff, especially maintenance, were always very fast in resolving issues. Never had any problems getting a drain unplugged or an issue examined.
Cons:
The elevators were always relatively crowded, and I always gave myself some buffer when going up or down. Especially in winter or summer when the air pressure messes with the elevators, you do need to occasionally wait.
Advice to owner:
Know that your staff is very good and shouldn't be taken for granted. Keep those elevators running!

- As a standard high rise, there's a lot of people living in the building. Many of the people seem like they just graduated from college and are a bit annoying - Kinda expensive for the space you're getting

With 650 units and 51 floors, that easily over 1,000 residents. I've been here a month and the vast majority or residents, probably north of two thirds, are single women who could pass for 30. No strollers, no kids, no old folks. But a lot of young single women. It seems every other time I take the elevator I meet a new young woman. On those rare occasions when I ride up with a guy, I offer my observation, and invariably he confirms it and we have a good laugh. One guy said the building has a reputation as something of a sorority house building. There are worse living situations.
Cons:
So far, I really can't complain, at all. Really.

Don't change a thing.

Maintenance response very quickly, doormen are wonderful, kind and friendly, apartment is mostly kept up and clean. Building feels safe, have been very happy living here. Amenities are nice.

Often have issues with elevators. Building management/leasing office are difficult, rude and slow to respond…definitely the worst part of living here, though we haven’t had to deal with them often so not a big deal. Am only leaving because I bought a place, otherwise would choose to stay here. Gym could use some updating and laundry room could be a little cleaner. Building can get loud and common spaces can be rowdy at times since it’s definitely a younger crowd living here
Advice to owner:
Leasing office/building management should take note from the 2 Gold doormen, they are what I will miss most about this building.

Management office is the worst, ignore emails was super insensitive about covid despite state leasing office. Very very pricey for smaller apartments.
Advice to owner:
Get better people in the leasing office. Employees that respond to emails and are not condescending especially during a pandemic. Your leasing office should take a note out of the doormens book, because they are amazing!

- super well-maintained; all public areas including gym, pool, roof-top lounges, club, laundry room etc. are always spotless - incredible amenities (the aforementioned) - maintenance team is very efficient; we had an issue with our oven the first couple of weeks and lobby staff put in a work order that was addressed immediately
