Great building/too many addicts around neighborhood

Pros:
The building is CLEAN. 2 years here and have never seen any pest (knock on wood). Management is responsive. Neighbors are quiet.
Cons:
Heat is on your electric bill (so between constantly paying for air in the summer and heat in the winter it’s a high bill). The unit that controls air and heat is difficult to control and it’s either too hot or too cold. Third and second Avenue can be full of addicts and homelessness. It’s depressing to see.
Advice to owner:
Doormen during the week are fantastic. The weekend ‘security’ you hire for the front desk barely look up at anyone entering the building.
