Great Place Great Location

Pros:
The units have high quality finishes. The location is great. The views of the Empire State Building from units on the north side is spectacular!
Cons:
Basic gym included.

building ok but management will hike your rent

Doormen and maintenance are great Convenient location Big windows in apartment
Cons:
Loud street with clubs at night time - people vomit on the street on the weekends. Building management will hike your rent every year - they’ll try to hike it 15 to 20 percent every year instead of trying to retain residents. Elevators break often. Not much sunlight. They did renovations to make the building interiors look better but haven’t renovated the apartments or fixed the elevators.
Advice to owner:
Value your loyal residents more instead of driving rents up and constantly replacing residents

Truly terrible management, overpriced, nice door staff

Pros:
Door staffers are very nice especially Luis. Close to Trader Joe’s and a few different subway lines, pet friendly.
Cons:
Worst management we have had in the city. You can hear everything your neighbors do and say. Lounge is nothing special, gym is like a sad hotel gym, no sunlight, everything is broken, elevator constantly breaks down, very overpriced, and they will skyrocket your rent without warning. A neighbor got a 40% rent increase notice, I saw it. Our stove and disposal kept breaking. There are way better buildings out there. We’re moving out and finding management that actually care about the people who live there. There are a lot of empty units for a reason.

The Part of the Building on 22nd St. is the Red-Headed Stepchild

Pros:
The building as a whole is clean, nice. If you live in one of the units at 38 W. 22nd St., then you get a private elevator up to your place. You are close to Madison Square Park which is great.
Cons:
It's a pain getting packages and mail if you live in one of the units on 22nd St., and you also get less attention and care from the maintenance people. And aside from Madison Square Park, the location for both buildings stink. It's dead over there with no vibe. The Flatiron Building is constantly covered in scaffolding so it's a bit ugly. Super commercial area. Think Auntie Ann's, Old Navy, McDonalds all around.

Love the building, hate the maintenance

The apartment itself, doormans are the best, amenities, location
Cons:
Building maintenance and response time, building and appliances are kind of old
Advice to owner:
Improve maintenance team, time to refurbish and renovate The doorman turnover in the building is completely ridiculous. The doormans are the life of this building, keep them and better pay them. Every week there’s a new doorman and they never are able to find my packages and don’t know how amything works. Can’t blame them cause they probably just started working there. Invest in the doormans, everyone loves them and they are the best workers in the building.

Perfect apartment and great maintenance

Pros:
Thick walls, double glazed windows with tight closures and high ceilings made this the quietest apartment I’d ever lived in. Huge windows. Maintenance and management were supremely and rapidly responsive.
Cons:
Neighbors seemed to rarely stay more than a year or two. The managing agent said otherwise but on my floor the turnover was high or the apartments were held by corporate leases and the actual occupants changed often. Perhaps the rent is high enough that after 2 years people start to look for someplace to buy. There is no actually usable yoga room space and the massage room gets the blaring music from the gym (and I had a neighbor who refused to turn it down the one hour I had tried to use it). The outdoor deck is nice but on a low floor so surrounded by noisy a/c compressors, and is not open early enough in AM to enjoy morning coffee. Alcohol not allowed so although there is indoor space in the lounge for dinner parties, wine would not be allowed.
Advice to owner:
Keep your door staff better paid and in place, it makes a big difference. Try to carve out a real yoga/Pilates room in that cavernous basement.
