Clean, luxury place

Lifetime part of building is nice and very clean, elevators were fast

Location isn’t ideal, far from subway and closest is times square

Nice Building, Bad Management

Pros:
The building is so nice. The lobby is tremendous. The front desk people are great. Apartments are new and renovated. Views and amenities are unmatched.
Cons:
Management is about as unseen as it gets. Months go by without responses to maintenance requests. Complaints about neighbors are ignored. Pretty much never hear anything from them. Worst part is location - no nearby groceries, no restaurants, have to walk 15 minutes to nearest train, lots of sketchy businesses and homeless on your walk to and from.
Advice to owner:
Answer your residents. It makes us want to stay.

Huge Letdown with Slumlord Behavior

Pros:
Not much. Honestly it's just lipstick on a pig. I work in real estate development, so I'm aware of how things are built.
Cons:
Terrible management, poor materials, immensely dirty building, no amenities, theft and burglary at the building, and basically a poor living experience.
Advice to owner:
Take better care of the building and better care of your tenants.

Pay for a subpar box for the price of luxury

Cleaninliness, apartment robberies, dirty hallways, aggressive management, deteriorating hallways, missing frames, etc, need I go on?
Advice to owner:
Stop treating the building as a money making machine

Failed to fix AC unit for 6 months

Pros:
Friendly doorman and valet room staff, most of the service requests are fulfilled within 48 hours, soundproof from neighbors
Cons:
Super noisy due to heavy traffic on the 11th Ave around mid night, failed to fix the AC/heater unit since last July (6 months now), no official apology from the management
Advice to owner:
Please fix or replace the AC unit ASAP!

8 throw up/pee stains on hallway carpet, everything broken and not fixed for months-microwave,ice maker,wine fridge, one sheer blind and 1 blackout in secondary-can't sleep past 6:30 am. Bulb so dim in kitchen and bathrooms that you can't see properly. 9' led light under shelf in master fell to ground I pay $8200/month.

FIX BROKEN ITEMS AND STOP LYING ABOUT ITEMS THAT ARE FIXED!!!!!!

Slum disguised as a “luxury building”

-No working oven for over two years. Took 12 maintenance visits to get it working finally 2,5 years later. -Refrigerator didn’t work when moved in. Got replaced with a completely scratched-up used one from another apartment that I’ve lived with ever since. -AC unit backs up and gets clogged each summer, resulting in pneumonia from breathing in the bacteria from the stagnant water each year since I’ve lived here and irreversible lung damage. -Massive flood/leak for over a month now due to the same AC issue (it was replaced last year after a note from my pulmonologist about how sick the apartment was making me—with another old, faulty unit). -Entire studio floor covered in water damage and mold that I inhale 24/7 after first maintenance guy kicked and broke the drainage tray to “fix” it. -Management and owner don’t respond to messages about maintenance issues that aren’t being dealt with or are being made worse by maintenance and affecting health -Pot and cigarette smoke 24/7 seep into apartment through every crevice and vent. Building is NOT a no-smoking building despite what it claims in lease -Entire building and outdoor areas are infested with lantern flies. Cannot open windows for fresh air or will have tons of them inside. They crawl all over the windows and swarm on you in the lobby and out front. They have infested outdoor pool area at the gym that I paid for and cannot use . Nothing being done and city not contacted.
Advice to owner:
Provide working appliances and a safe living environment that isn’t literally killing your tenants.

- Dog friendly, near dog park, have dog daycare in building - Large trash room - Some doorman are really nice, the others are at least fine
Cons:
- Inconvenient package picking up, the valet hours sucks - Do not pay for the personal trainer in the gym

Views - I faced the water on a high floor and it’s one of the best views in the city
Cons:
Some of the reviews mention warped floors and mold in the bathroom. While the ventilation in the bathroom could use a little improvement, I did notice some of the floor warping by the fridge in the first unit. I didn’t have this issue when I moved to a higher floor.. there are 1100 units in here so it’s the luck of the draw.

Huge property management company I doubt the owner would read advice

Sky luxurious building - not-so-luxurious service

The building is beautiful, very clean and the staff is mostly nice. I lived above the 40th floor and it was very quiet. The management responds very quickly to work order places in the system
Cons:
The elevator were a mess… often we would spend WEEKS with only one functioning elevator for a very high rise, which means waiting 20 mins to get to your apartment. The management also used to do very sketchy business with the mail room operator, at one point the Mail centre collapse and we had to wait weeks in order to receive our packages… they even had a disagreement with the company that does dry cleaning and they took the clothes from all the tenants! It took me weeks to recover all my shirts

Treat your vendors with dignity and respect, because when you decide to take advantage of them the tenants are the ones paying the price

Pros:
-Good apartment layouts -Great appliances and finishes -Friendly staff -Great views from most apartments -Breathtaking lobby - every friend is impressed when they visit!
Cons:
-Lots of amenities i.e. the gym and pool are operated by Lifetime Fitness, and cost a LOT to use. Tenant membership deals are almost a slap in the face when you factor in the high rent you’ll pay to live here. -Elevators are always out of service -Management is slow and ineffective at addressing building/neighbor issues -No-Smoking policy is NOT ENFORCED, there have been issues with the same tenants smoking and producing offensive odors for years. -Random loud noises throughout the day. These seem like building noises and not something produced by a neighbor. Very disruptive and have never been addressed despite several pleas to building staff and management. -Maintenance is incompetent when it comes to repairs - multiple visits for the same issue before it’s fixed, and the fix is sometimes laughable - they once used electrical tape to repair a leaking hose. -Grounds are often dirty from careless dog owners letting their pets do their business anywhere they please, and not picking up after them. Building staff are out picking up litter every day, but I haven’t seen them wash down the sidewalk in months, even when it’s above freezing. -Building staff, while friendly, are rarely helpful in addressing the above issues.
Advice to owner:
Take more pride in your property by enforcing policies adequately, performing proper maintenance, and ensuring staff are not only friendly, but well trained, and your tenants will be much more likely to stay for more than one lease cycle. I sometimes dream of the 5th floor walkup that I left to live here, and that’s sad.

Probably the nicest apartment building I’ve ever seen in NY. The finishes, design, amenities, service... all 10 out of 10. Never leaving.
Cons:
I’m afraid of heights and live on a high floor!

Beautiful building and lobby, well maintained, nice top quality apartment, quiet, friendly staff.
Cons:
Lots of noise from 11th Avenue traffic when windows are open, private park is disturbed by UPS building exhaust fans next door, occasionally one of the elevators is down causing long waits and crowds for the others.
Advice to owner:
I love living here. I wish something could be done about the loud UPS exhaust fans next door that disturb the park area. They sound like jet engines.

Very noise and bad management

Pros:
Nice new Apts but the quality very poor for this above average pricing.
Cons:
Very noise because of the cheap windows. Management not friendly don’t care about tenants only about checks and everything extra is charged for.

Get your act together!
