This place has some of the most reasonable rent you can find in the city for a building with a doorman and a gym. The 1 bedrooms are very good for flexing; you can still have a living room with the office/den and the flexed bedroom ends up being huge (same size as the master if not bigger). The doormen are extremely nice, polite, and go out of their way to help you (s/o Carlos and Maurice). The location is convenient to major train lines and there are a lot of affordable restaurants/cafes on the block. The gym is pretty good if you just want a very simple place to work out.

For over 6 months, we had intermittent outages of heat and hot water lasting anywhere from 1 hour to 3 days. This happened on some of the coldest days of the year. Management will tell you they are fixing the boiler permanently, but the boiler always seems to break once again. Management (Sharon Bernat) was not responsive until we threatened to stop paying our rent entirely; she ended up giving us and some other tenants an abatement. On another occasion, we submitted a maintenance request to our super to fix something and he did not address it for two weeks. When we raised the issue to management, he showed up at the door berating my roommate because we tattled on him and he presumably got chewed out by management. Other tenants in the building said he frequently requested payment for repairs but I did not ever experience this myself . The location has gone downhill since COVID; it's not atypical to see needles on the street, homeless people right outside the building, etc. There was an issue with a homeless person sleeping on the roof unbeknownst to management for a period of weeks. The doormen, while very nice, usually watch TV during their shifts so there is not much security here at all.

Got a cheap covid deal and was worth it

Phenomenal location, recently renovated apartment! Wonderful doorperson team to collect packages, welcome guests, and provided sense of security. Modern appliances, spacious studio. Simple rooftop patio.

Improve the rooftop and gym spaces to help rationalize the price of rent.

Living here is a breeze. Some pros include: Excellent security. Zero noise from the neighbors. I think we only heard a neighbor once and that was during the super bowl. All the pros of a new construction: upscale appliances that work extra well, functional HVAC with phone app operating, trash shoot, speedy elevator. They email you when they receive a package for you and store it securely. Never experienced theft. Very easy to get help if there is a problem in the apartment. Straightforward online system and the super will be very helpful. You will get a quick response time.

The rents will go up every year. I wish there were overhead lights in the living room areas. I think we lost hot water for a few hours building wide once. That was about the worst problem we had.

It was a modern and clean building. The staff members were all amazing and went out of their way to make it a good living experience.

The neighborhood is not great, sometimes it did not feel safe

-No fee for gym or rooftop access (however it's bc we share the public spaces with a hotel) -Less units means no wait-time or stops with elevators -The actual units are nicer/more modern than a lot of my friends -Lobby is no frills - in all the building feels a lot like a .condo building

- Management does not respond to maintenance requests very well - The broken hot tub on the roof has been "waiting on parts for repair" for many years now. Us tenants joke that they use it as a selling point, say they might add barbecues too, but they have no real intention of doing that - Management recently took away all rooftop furniture (this is post covid) - we're attached to a hotel and share the roof and gym with them. the hotel guests do leave a lot of trash on the roof/steal equipment from the gym and then the tenants get blamed for it

Constant Elevator issues, high turn over with doormen, gym is underground, roof deck is never maintained, jacuzzi has never worked. For holiday they have no taste and tackily decorate

Value and appreciate your tenants more. Be reasonable and not so forcefully obstinate. Maybe then they would stay
