Luxury? I wouldn't say so..

Pros:
Very close to the A/B/C/D and great coffee shops, and the roof deck was super nice. Loved having control over my temperature, and great space/view for the price.
Cons:
My first year was pretty good. During my second year, it became clear that the building was infested with mice, and there were rats in the basement laundry room, which had broken machines the whole two years I lived there. Packages and laundry were regularly (read: daily) stolen, and none of the furniture on the patio or rooftop deck was properly taken care of. I don't really see anything that makes the building luxury besides the video intercoms.

The super was simply non-responsive to most issues. I got locked inside my bedroom for 2.5 hours because he hadn't installed a lock properly on the door. I had to break down the door to get out one day, and he didn't pick up his phone or answer my text messages the whole time. I once saw someone stealing packages from our lobby and offered to identify them since it was a huge issue - crickets.

The area is okay but after regularly inhaling smoke from the groups of people who would hang out outside the smoke shop next door for hours and witnessing a targeted fatal shooting practically on the steps of the building, I felt I was done.
Advice to owner:
A new super that's responsive. Get rid of the pests. Fix the washers and dryers.

Big, bright apartments
New appliances
Deep bathtubs in bathrooms
Trash chutes on every floor with recycling
No pests!!!
Cons:
As much as the pros are nice, there’s a con to them too.
The appliances are new, but cheap. The fridge had cracked shelving when I moved in and still hadn’t been fixed. My microwave crapped out on me and was never replaced. Trash chutes are convenient on every floor, but it can get overflowed and messy.
Since switching management and supers, nothing ever gets fixed. The halls used to be cleaned weekly, and now it seems like almost never. Packages are almost always stolen from the lobby too.
Advice to owner:
Please be more responsive to tenants. And clean the hallways!

Dishonest/shady landlord and maintenance

Pros:
When they hired a competent super, the building was well maintained for the most part during the second year of my lease.
Cons:
I lived here for two years and this was my first apartment in NYC. When I moved in the maintenance was abysmal and non-existent; my apartment was not turned over at all. The walls weren’t painted, the unit was filthy and there was cat hair and cat pee stains from the previous tenant. Things in the unit were always breaking and falling apart despite being a “luxury” building. My biggest regret was not documenting this at the beginning of the lease. Fast forward two years and I’m moving out and the super and his boss decides that I have “damaged” the apartment, specifically the floors. I told them the floors looked exactly like that on the day that I moved in. Unfortunately I had no documentation to show proof. I was initially given permission by the manager to hire my own licensed contractor to make the “repairs” but at the last minute they hired their own contractor behind my back and made the “repairs” before I could. A lot of miscommunication between management and maintenance. Their contractor charged an absurd amount that was four times more than what my contractor was going to charge. I unfortunately signed up for the bogus Rhino policy instead of giving a security deposit (which I also regret) so they filed a claim and got paid by Rhino then I had to pay Rhino back. Firstly, do not use Rhino in lieu of a security deposit. This service only benefits the landlord and gives them an opportunity to take advantage of the tenant. Secondly take photos of your unit before you move in and make them repair anything that looks off. I do believe they repaired other things in the unit that were not "damaged" with their contractor and billed me for it because they knew they would get away with it and rhino would approve the claim and pay them.
I believe that they used this opportunity to make me pay to turn over the unit for the next tenant which is a slap in the face considering they never turned the unit over for me when I moved in. Overall my experience living here wasn’t bad despite them not turning over my unit initially (which I mostly blame them for having a lazy super when I first moved in) but the experience at the end of my lease was so negative and such an eye opener it made me realize how dishonest and shady this landlord and its maintenance team are. Because of this I do not recommend living here.
Advice to owner:
Stop using Rhino policies to take advantage of tenants and make them pay for bogus damage claims. It is your responsibility to turn over units, not your tenants.

Loud bar and heating is insane

The new super was very good about taking out the recycling when we left
Near a great station
Cons:
Loud bar causes windows to shake at night
Summer nights are impossible to sleep through with people blasting their music at night
Multiple shootings occurred in the year we stayed there, on the corner of 142 st and 8th ave
Not a ton of food options nearby
Street is always full of trash
Neighbors would constantly yell in the hallways
Took them 6 months to fix a leaky dishwasher
Non-responsive management company
Took awhile to get our deposit back

Change the management company

Building is riddled with problems from the start. Complaints of leaking roof from tenants on the top floor; complaints of HVAC issues; elevator is always breaking down; revolving door of supers; delivered packages go missing; front lobby doors have been vandalized several times. Promised amenities never materialized. Unresponsive owner/management, lack of urgency and communication to resolve complaints
