    Unresponsive Management

    Pros:
    Units are new and for the most part in great working order with decent sized layouts of comparable building quality. -In building gyms are a nice benefit. -Cleaning staff is exceptionally attentive. -Movie theater has Apple tv connected for tenant use. -Has a package room -Rooftop views are incredible. Not much obstruction except facing north. -Control of your own climate (heat/ac) -hot water is usually very hot and water pressure is great. -Multiple elevators. -For pay to another company, but onsite parking option and staff are friendly.
    Cons:
    -Neighbors do not adhere to the no smoking policy and management does nothing about this. -neighbors throw wild parties on the roof then fight other neighbors for use of the space. -Neighbors shoot fireworks off the roof sometimes without any repercussions. -methadone clinic adjacent to building invites unruly guest in front of the building with sometimes intruders loitering or even sleeping in common spaces. -no on site door-attendant (only virtual security) -apartments get cold as poor insulation was used during the building construction. -constant leaks in basement floor -weekend weekly fights (check citizen app) -project building like behavior and management does nothing to address this. -Constant noise from cars honking at double parked neighbors, delivery, and taxi drop off / pickup people blocking the road. -lots of neighborhood construction.
    Advice to owner:
    Respond to your tenants in a timely fashion when they submit tickets and complaints. Especially to the ones that pay their rent in full on time every month

    Management is unresponsive and lies

    Pros:
    The building is clean (the cleaning staff is great) and it’s pretty.
    Cons:
    I would rate this rental experience as a 2/5. The management at this building is unresponsive. The amenities have been stocked by tenants because the management company refuses to. People are getting their cars broken into regularly. They refuse to get a doorman (like they said they would) and the cops have been called multiple times due to intruders. An apartment was broken into and there was no action from management and no communication. You can call the management office hours on end and no replies. The parking attached to the building is $300 and if a guest wants to come it’s $16 even if they only stay one hour. The management company is overly rude. The package room is too small and it gets so full that the FedEx and ups men just leave it out in the lobby. Tenants didn’t have hot water for three months at one point. This is not “luxury” it’s a pretty building run by a slumlord management company.
    Advice to owner:
    Provide the services you said you’d provide and make the building safe for tenants.

    Could Be Better

    Pros:
    It’s a brand new building with many amenities. 24 hour all access gym and a really nice rooftop.
    Cons:
    First and foremost, building management does not care about the safety of tenants. A 24/7 doorman was promised and never given. All of the amenities weren’t ready when moving in and many still aren’t. The movie screening room isn’t ready. The bathroom in the cellar aren’t taken care of. The dog park is severely unkept.
    Advice to owner:
    Listen and respond to your tenants’ concerns.
