Decent, conveniently located, good management.

Pros:
SimplyBetter Apartment Homes manages the 2100-2110 Bronx Park East complex. Several maintenance men manage to keep areas clean despite a handful of the newer tenants who seem not to care about whether they live in a decent place. The complex is located across from the Bronx Zoo, Pelham Parkway access point. It is certainly not luxurious, but it is maintained well, e.i., floors are mopped daily, and garbage is sorted/collected. It is about a 45-minute ride into the city via the nearby 2, and 5 train lines; there are also a few bus lines and an express bus into Manhattan a short distance away. There is a superintendent, but calling the managing office directly produces better and almost immediate results. All in all, the complex is well looked after, despite a handful of the most recent tenants. There is no lingering in the courtyard, no unsavory individuals lurking in corners; as far as the buildings, courtyard, and perimeter, it's all pretty decent.
Cons:
There has been an issue with the boiler in the last couple of years, to where it broke down and we all ended up without heat for a couple of days. The buildings are quite old and, like everything else, things start to break down here and there. There have been issues with the elevators and although those are addressed immediately, we are still waiting for SimplyBetter to finally replace the old elevators. The immediate neighborhood, particularly on the side of White Plains Road, has become overly congested and loud in the summer months. One manages to avoid all that din by walking on Bronx Park or Bolton. SimplyBetter management took over the property about ten years ago and has always been very responsive to tenants' request for service.
Advice to owner:
Screen prospective tenants better. I recall how tough the screening was years ago, when SW Management was in charge of the buildings.

Scary Elevator

Pros:
Rent - thought it was a good deal until I got stuck in the elevator
Cons:
I was stuck in the elevator 3 weeks after moving in. It’s been out of service for 2 weekends however it doesn’t look repaired. Scary basement - don’t want to do laundry there. Would rather lug my crap outside.
Advice to owner:
If your asking for 4x the rent as a salary you really need to deliver. I doubt many ppl in my building make that much however I do and unfortunately live in these circumstances.
