Building has gone downhill

Pros:
Elevator is consistent and always working. Building lobby is very clean. Laundry room on each floor.
Cons:
Heating and cooling units provided by the building are extremely loud. Heating is not included. Hallway rugs are dirty. Bathrooms vents bring in all smells from other apartments, can smell when people are smoking. Some tenants some in common areas. Roof is not well maintained. Washing machines aren’t always working. Windows don’t really block out noise well from outside.
Advice to owner:
Maintain the building better. Fine people who smoke inside the building. If people aren’t following the rules evict them, the rules need to apply to all not just some people.

Big kitchen with lots of counter space, rent stabilized
Cons:
Windows are not very sound insulating, can hear outside noise (such as kids screaming in the playground beside us, or the church bells ringing) very easily

Clean bldg, close to the 1 line, laundry room on ea floor.
Cons:
Cheap fixtures in units, no consistent water temperature. Major amenities constantly under repair. Significant rains cause flooding in lobby. Exterior windows never cleaned.
Advice to owner:
Maintain the services and amenities you claim as selling tools to attract tenants

Pros:
New appliances Modern layouts Great location Private package room Laundry on each floor
Cons:
Management doesn’t care about tenants Super does bare minimum Building left us without hot water and without laundry rooms for 5 weeks in the summer, in the middle of the pandemic, and only offered 10% rent reduction for that period
Advice to owner:
You’re going to start losing tenants if you don’t start showing some humanity and basic competence.
Building is advertised as doorman building but instead we have a property manager who sits at the desk, nitpicks at small issues, and claims nothing is her problem
