Great location. Terrible landlord.

Pros:
Location, location, location. Lots of light. I liked our neighbors. Generally quiet.
Cons:
For the price, the landlord only does the bare minimum in upkeep and sometimes not even that. Mouse issues. Terrible landlord who treats everyone like children.
Advice to owner:
Sell the building.

Homophobic, racist, harassing landlord

None that outweigh the cons
Cons:
The landlord lives in the building and is homophobic, racist, and harassed my roommates and me. He invades privacy and crosses boundaries.
Advice to owner:
He should not be allowed to be a landlord in NYC.

The WORST landlord

Pros:
Ok quality apartment. Good location and good price. But not worth it.
Cons:
Horrible landlord who lives on the 2nd floor. He watches EVERYTHING you do. He gives you rules, and threatens you if you do not follow. He “does not allow guests during the week”. He is homophobic and racist
Advice to owner:
Do not live in the apartment buildings you own. When you rent an apartment, the tenants live there, not you.

BEWARE—terrible landlord. Poorly kept building

Pros:
Nice lighting and in a good neighborhood
Cons:
I don’t even know where to start. I lived there for a year. The landlord creates new “rules” that are not integrated in the lease and are illegal under both state and federal law. He lies rampantly about the lease and tenant requirements. He harassed after I raised lease issues with him and I had to threaten to call the police at one point. The windows are not sealed and you can feel them shifting in the frame when you open them. Landlord controls heat...so there was no heat. There were dead roaches littering the stairs. The hot water and water pressure went out and it was not fixed for months. The shower head was attached to a rod and the rod broke away from the wall due to water corrosion. You had to hold the rod with one arm in order to shower. His “fix” was to duct tape the rod to the wall, which lasted only a few hours. He illegally raised rent during an active lease for subleasor, in direct violation of the lease...and then withheld the signed copy of the lease when we asked him about it. Per my recollection, he personally operated as the broker when renting the apartment he owned, paying himself the fee, which again is illegal in NYC.
In the summer the humidity caused the wood door frame to expand and we could not close, let alone lock, our front door for over a month.
There was a huge pothole in front or the apartment as well. Every 4 months or so it got so big the city had to emergency fix it...by jack hammering and filling between the hours or 2am-4:30am
Advice to owner:
Learn the law and stop lying. Your illegal practices will catch up with you and you’ll lose your broker license in the process.
