Great small condo, loved living here!

Pros:
Small condo with good amenities and well located close to the subway and trendy neighborhoods.
The doormen were amazing, they knew everyone personally and made you feel at home the moment you stepped in.
Cons:
Apartments on the smaller side, especially the living rooms, no 3 bedroom apartments, I had to move out eventually because of space.

Poor management, will charge you for everything

Pros:
The apartment building is close to multiple train lines and <10 min walk to many restaurants. The prior management company (before Dermot) was great and only increased the rent by <$100 each year. The original staff/doormen are wonderful, but there are only a few of them left.
Cons:
The new management company (Dermot) is TERRIBLE. They increase the rent by almost 10% each year. They cut costs by firing hardworking staff members - most of the top doormen are gone, and what used to be 3 cleaning/maintenance staff members is now only 1. Because of this, building upkeep is getting worse, and in the final year I lived here there was a serious roach problem. They refused to extend our lease by a few days until we could coordinate moving into our next apartment (so our moving cost doubled because we had to store our items). They charged a few hundred dollars upon move-out as a cleaning fee - I have lived in several other apartments in NYC before and never been charged a cleaning fee.

Not worth the high rent

Relatively modern amenities, really kind door-people, small size
Cons:
- The rent pricing is detached from the reality of the block the building is in. It's located right above a gas station, surrounded by affordable housing projects on at least 2 sides, and an HRA/SS office on another. Through the day, you may find homeless people yelling/fighting in the gas station, and be unlucky enough to hear it from your apartment. Lately, there has been a person that sets up in the middle of the street, and blows on a traffic whistle continuously - needless to say this is shrill, and you will hear it.

At night, you may often see people smoking/doing drugs on Bergen, often catcalling *groups of people* as they walk by, saying objectively vile things. If you face 3rd Ave, you will constantly hear loud cars as they drive by.

- As the rent goes up, the management team has been reduced in size. Previously, two people kept the building running - now it's down to one. This has meant more pests, roaches, insects, overflowing garbage, more time to fix appliances.... Dermot is honestly a piece of crap - they do not care about tenants, just squeezing as much money from you as possible. A lot of the good employees from before, especially those of color, have been fired since they took over.

- The units were rent stabilized, a bunch of us renewed, and then found a rude surprise where we paid more than the renewal amount because of 421(a). Obviously, the extra rent is not worth it. The money just goes towards stupid 'events' like rose tasting/yoga, etc. that literally no one goes to, or shrubbery outside the building.

- The rent is about the same as brand new buildings that are coming up around the neighborhood (park slope, Vanderbilt, etc.), and yet the amenities are significantly worse - smaller roof, no pool, etc. The gym is objectively filthy - please make sure you see it when you tour.

- No heat (or hot water) for a week, in the dead of winter, the reaction from management being 'too bad'. Zero rent relief provided.

Before you rent here, I encourage you to spend time walking around the block at various times of day.
Advice to owner:
Quit, and never do this ever again.

Tiffany, one of the front desk employees, is incredible. As is Brad. They were by far the best part of the building. Location is alright. Close to trains but feels a little isolated from Boerum Hill/Park Slope.
Cons:
The floor in our apartment sloped and our balcony door didn't properly shut unless locked, which made me believe that our unit had shoddy construction.

The new management company inherited incredible staff, but they've fired a number of them within the past year. They're slow to respond and rude when bringing up major issues.

Pros:
Dermot is firing the staff at a rapid rate. What’s left of the staff- they are wonderful. Recent new hires are unfriendly and unhelpful but there are a few gems left. The people who live in the building are great. Dog friendly.
Cons:
Since Dermot took over the building, the entire community and quality of living has taken a massive nosedive.

First of all, despite rent stabilization, Dermot has found some clause in leases so they are jacking rents 1K+ per month per unit. No one understands how they are legally getting away with this, but C-grade apartments with finishes that are falling apart are going well over market rate and if you live here 1 year, beware if you want to renew. They aren’t playing by the rent stabilization rules.

They have fired tons of staff. The garbage piles up. The gym is filthy and there have been incessant roach and bug problems.

Not to mention the management of the direct building are super rude. They make fun of people who come tour the building (one leasing agent called a woman the B word). The direct manager of the building is brutally rude and will stop responding to emails whenever she feels like it.

Building management are uneducated, inept and driving this place to the ground. Hiring relatives to work here- nepotism abound.

It’s filthy. There’s no value, and tenants have to call 311 to get anything done.

Look at every single other building in the area before you look at 316 Bergen while Dermot is managing.

Do something else for a living.

Dermot Realty: Worse than Stalin?

-This building was great prior September 2022, before the new management took over.
-Close to Atlantic Avenue Subway Station
-Building staff is excellent
Cons:
Situated in a bit of a meth-head area, which was fine when rent was more reasonable. The new management company, Dermot Realty, came in and jacked up the prices by ~40%/unit, and seemingly used that money to plant stupid-ass shrubs in front of the building, giving the meth-heads an ideal spot to take dumps in!

The "amenities" (Gym, Lounge, Roof) are poorly equipped, not well kept, and are only there to drive up the cost of your rent. Did I mention most of the equipment in the gym were supplied by residents?

The building is now 10 years old so it's starting to have some issues and Dermot could not be more unhelpful or uncaring in solving these. Their only concern is maximizing profits and squeezing every last penny out of any residents foolish enough to pay $3300/month for a 400sq ft studio apartment. In the past half year we have dealt with:

-No hot water for a week

-Air conditioners flooding apartments, resulting in mold

-Brown water coming out of faucets

-ROACHES (Never saw a roach prior to 2023)

Bring up any of these issues with management and you'll be met with combative condescension. Take my advice: File a complaint with 311 first, inform management later.
Advice to owner:
Sell your company, donate all proceeds to charity, go live in the woods and never bother anyone again.

Dermot Management Ignores Basic Services like Hot Water. Beware

The staff at the Bergen is incredible. They are kind, generous and provide excellence service.
Cons:
Dermot management recently took over the building. Since they've taken over they've things have really taken a turn. There is an ongoing hot water issue and there is no hot water in the building. In spite of violating NYC basic tenant rights management has taken well over 10 days to communicate, fix issues and refuses to pro-rate rents. They have invited Salespeople from Verizon into the lobby on Saturdays to sell to tenants (Who wants to be hounded by cell phone sales people on the weekend)? There are suspicions of employment violations due to race.

NO FKING INSULATION freezing/sweating my ass off during seasons and they would not do anything about it. My energy bills were consistently 250+ back then..

Also some guy was smoking weed so fking hard and management did absolutely nothing

The building team (doormen, super, and maintenance) are fantastic and responsive. The neighbors are nice and amenities are maintained well. It’s a very chill building. 1 & 2 bedroom units have W/D in unit. Laundry in the basement for studios. Great rooftop with lounge seating. Pet friendly building.
Cons:
The building owner is unresponsive. When things need to be fixed beyond the super’s capability or routine maintenance, it takes forever. There’s construction happening on Bergen and 3rd avenue, but if you’re facing the back of the building it isn’t disruptive.
A/C units in the apartments are noisy.
Advice to owner:
When tenants email you, don’t ignore them. Be proactive about updating and fixing things. And when something is broken for a long time, compensate tenants.

The staff here are the best, they make it feel like a community. The building is clean, everything works as it should, great amenities (gym, roof deck), and management is very responsive.
