20 year old renovation, poorly done.

Pros:
High ceiling, great views, strip hardwood floors. Fair amount of closet space.
Cons:
Dirty common laundry, and expensive. Heat is iffy. Horrid tiny bathrooms, with old cheap toilets and sinks. Cabinets look like they are from 1950, good quality but do not have a modern feel. Some are repainted white. Windows are double pane, but almost impossible to open.
Advice to owner:
Fix the laundry room or put washer / dryers in units.

Good building staff. Great neighborhood. Nice courtyard.
Cons:
Hallway carpeting is worn. We have regular water bugs.

Pros:
Awesome supers, laundry in building, heat is always on (sometimes can get a bit hot, but better than no heat), located in a great area.
Cons:
Management office is awful. They do not respond to emails/concerns but somehow can be readily available when it’s time for you to renew your lease. The tenants are very inconsiderate. Many of them have lived here for years and don’t believe they have to follow the rules or be courteous.
Advice to owner:
Be more responsive. Have clear rules outlined and stick to those rules.

If you want to pay a luxury price for a basic building, look no further

Pros:
It's in a nice neighborhood on a pretty street. There is a courtyard. The subway is close. The supers are nice. The apartments are spacious with high ceilings and big windows.
Cons:
The management company was terrible Sonia Torres of R.Y. Management Co., is rather incompetent. She blatantly ignored phone calls and emails The management's approach to building issues was to do the bare minimum and implement half measures. The building is old and is need of basic updates, but I doubt they will make any. The building tenants are messy and disrespectful. There is a general entitlement and complete disregard for others- the likes of which I haven’t encountered since I was living in a dorm. To name just a few things: They take all the laundry carts to their apartments and not bring them back for hours. They let their dogs walk off leash. They’ll spill something and not clean it up. They put diapers and food waste un-bagged in the trash room cans. (Do you want ants?!) Worst of all, they let their kids run amuck. Unsupervised children run around screaming in the halls. Their voices echo off the high ceilings and can be heard in my living room. When they are especially loud I can even hear them in my lofted bedroom with the door closed. These parents don’t care and a few of them seem to feel their kid(s) are entitled to play in the hall. Other people in our building emailed Sonia about this, but her response was to simply remind people of the rule they are knowing breaking, It’s so frustrating. In case you’re reading this and thinking, “they’re kids and they want a place to play,” there is a playground literally across the street. A nice, safe one, too. Plus we have a private courtyard.
Advice to owner:
Get a new management company and make the basic upgrades the building needs.

Basic building at a luxury price

Big windows Nice courtyard On-site laundry Bellhop cart to bring in your groceries Pretty street Close to subway (F and G train, though Smith St always has sketchy people hanging around) Large apartment High ceilings (on first floor)
Cons:
Old building with no amenities. No virtual door man (they lie about this on street easy). The buzzer system is old and barely functions. It’s an old building no modern perks, yet you’ll pay rent as if it’s a luxury building. Messy, disrespectful neighbors. They leave open trash in the trash room rather than putting it in bags. They never clean up a messes they make. They take the laundry carts to their apartments and don’t bring them back. We have 6+ carts and yet sometimes they’ll all be gone for hours. Some people don’t leash their dogs. They also let their children be disruptive, see below. They act like they can do whoever they want and see no issue with disrespecting other people. Loud, unsupervised children. Children run around screaming. Their voices echo off the high ceilings and can be heard all the way in our apartment. Their parents are not supervising them and they do no care about the noise they make. They never wore masks- even at the height of the pandemic. They have other places to play- St Mary’s playground is right across the street, yet somehow they think the hallway is acceptable. You can try talking to the kids to be quiet, but they won’t. You can try talking to the parents, but they don’t listen and may even be offended that you asked. The management company (RY management) is terrible. Sonya Torres manages this building. She will completely ignore your emails and calls. Even basic things, like, how do we pay the rent online? Silence. She definitely won’t respond to any concerns you have. She’s also an absolute idiot. I don’t know how she got her job, honestly. Or how she manages to keep it. She’ll send out building wide emails, but her responses to building issues are always so stupid and unhelpful. The management company does the bare minimum or they chose half-measures. We had a package theft issue for over a month. Not surprising for NY; it happens. But due to their lack of response and half measures, the problem it escalated, and the thieves got bolder. A better management would go a long way to improving the building. They should also upgrade to a package locker.

- Building staff are incredibly nice and diligent - quiet neighborhood
Cons:
- cockroach problem on the first floor, you will se multiple in the hallways - children with no parental supervision screaming in the hallways

How can you both love and hate something

Pros:
Building is beautiful and I love that it has amenities such as laundry and package room. One of the supers, Allen, is great.
Cons:
Still trying to figure out if some of these tenants are racist or just assholes. 2 months in and I’ve had a few micro aggressive, nasty encounters with the white tenants. The trash room is disgusting. Apparently the people in here don’t own trash cans so they throw opened, dirty diapers right in the bin, throw food next to the bin on the ground, etc. Finally, if you despise the sound of kids running and screaming in the hallways, don’t come here. I don’t mind that bit, but most might.
Advice to owner:
Talk to the head super about being a tad more strict. He needs to put up signs in the trash room, send out mass emails about the noise, etc. Also, while you’re at it, tell your real estate agent to stop making false promises on listings. We do not have a virtual doorman system or a video intercom.

Older windows and close to above ground subway, so a bit loud.
