LOUD, DIRTY, AND PESTS. PLEASE do not rent here. STAY AWAY.

Pros:
- Location is great, close to the park and many great restaurants on 8th avenue and 6th avenue - Super is nice and helpful, but he is overworked and super busy
Cons:
Building is filled with pests. My apartment had TWO mice encounters and I was constantly finding cockroaches around the apartment and in the hallways. Overall ITS SO LOUD. Walls are super thin and the neighbors below often played loud music/karaoke sometimes until 3am. Can always hear my neighbors full conversation regardless of what room I was in. The building is poorly maintained. Hallways are constantly dirty and the stairway often smells like urine. One neighbor leaves their trash under the stairway on the first floor for some reason. Neighbor often smoked inside which lead to the smoke smell coming into the apartment. Constant water damage in the bathroom ceiling that was not properly addressed. Building just doesn't feel secure. Sometimes the front door would just be left open and unlocked. Packages get opened in the hallway. Hard to talk to management. Their accounting is unorganized. Any requests I made to fix something in the apartment took months to get addressed or just got ignored. Random people loiter in the alleyway in the night/early morning and in the middle area of the building, leading to their voices echoing into the unit. Lack of natural light and very dark throughout the day. Radiator is old so its loud when it turns on. Kitchen sink sometimes does not have cold water. Overall, just bad.

Cons:
Landlord is awful and disrespectful to tenants. Withheld my security deposit for almost 2 months after moving out for no reason. Major bug problems. My kitchen had roaches and several neighbors had roaches and bedbugs when I moved out. Terrible security. Homeless people sleeping on roof. Mentally ill neighbor on 2nd floor who was constantly yelling and threatening to kill people. Landlord and police did nothing. Packages constantly stolen. Building front door lock breaks often. Tenant parks their motorbike inside the building’s lobby. Avoid this property.
Advice to owner:
Sell it to someone who can care for the building properly.

Hot Mess in Sunset

Pros:
The location is safe and quiet. This apartment building is within a 5-minute walk of Sunset Park.
Cons:
The landlord and his management team don't serve their tenants. Near the end of my lease, I discovered that my apartment was infested with bed bugs. The management office was non-responsive and tried to deny the infestation. I killed several bugs and placed their gross little dead bodies into ziplock bags and presented it to the super (who was extremely sympathetic and did his best to help me). I hired an exterminator to treat my apartment because we couldn't live like that. The landlord then tried to reprimand me for bringing someone else on site. Followed by an attempt to accuse me of bringing bed bugs into the building. I was able to secure a new apartment in a better building and I just ate the cost of paying rent in a new apartment while the term was not fully done on the bed bug infested unit. In speaking with my downstairs neighbor, she told me that her apartment was infested with bed bugs and that he called her and her family dirty and never fixed the issue.
When I moved in, the was an issue with roaches that I wasn't aware of until I moved in. There was, quite literally, a half a cup of spilled sugar and some other sticky stuff that was left from the previous tenant. We cleaned that up and made sure we kept the apartment clean, we also put down some diatomaceous earth and poof the roaches were gone.
This was my first apartment, after leaving my parents' home where we had an attentive management staff who sent porters to address any issues that we had in the apartment. Initially, I though that this was just culture shock.
The cost of replacing an apartment full of furniture, hotel stays (to ensure that we slept well) and bed bug laundry clean up, storage fees and emotional damage from feeling nearly homeless because we were terrified to go "home".... Thousands of dollars.
Avoiding this guy and all of his properties... Priceless.
Cockroach infestation in multiple apts including mine. Seen day and night. Owner won't take sufficient steps to curb it. Spraying and bombing unfortunately aren't enough. (It is *that* bad.) Mice can be heard in walls at night. Landlord refuses to fix multiple problems: leaks, broken appliances. Threatens tenants.
Advice to owner:
You please come live one month under these conditions.
