ILLEGAL MANAGEMENT! DO NOT LIVE HERE! SAVE YOURSELF!

ILLEGAL MANAGEMENT PRACTICES!!!!
1. UNRESPONSIVE: Does not respond to texts, calls, emails, or OFFICIAL management portal requests.
2. DELAYED MOVE-IN: Gave keys a week late, moved in August 2024, put wrong dates on lease
3. HORRIBLE CONDITIONS: Unit was disgusting. All appliances full of dog fur & nicotine (way beyond normal wear and tear, bathroom was dirty, furniture and garbage left in apartment). ALL NEIGHBORS ON 3RD FLOOR REPORTED SIMILAR CONDITIONS UPON THEIR MOVE IN! They said they spent all year fixing it up, just for us to do the same exact thing.
4. BREACHES OF HABITABILITY: Central air did not work and all vents visibly full of nicotine and dust - Management did not send cleaners for 5 months, until I said we were all having asthma attacks including my cats. No working fridge for first month of lease, no urgency from management to order new one. No insulation in balcony doors, windows, or front door; No heat in hallways all winter;
5. EXTREMELY HIGH HEAT BILL: No insulation in balcony doors, windows, or front door; No heat in hallways all winter - leading to excessive drafts and high bill. When requested help with electric bill, Lipa told me "everyone's bill is high." Neighbors confirmed very high bills and questioned why they are so high (noted as MUCH higher than similar homes on Con Ed bill).
6. ILLEGALLY CHARGES FOR WATER - In lease states you must create account with water company. They instead charge flat $67 per month and refuse to provide documentation.
7. ALL BROKEN LOCKS & DOORS DON'T CLOSE: Front door lock broken upon move in, continually had to be repaired, eventually front door handle entirely broke off and the lock stopped getting stuck that way, so management never repaired it until we moved out. No deadbolt on front door and had to be requested, then prevented door from closing and repairman had to return to fix it. Bedroom doors don't lock. Bathroom door didn't lock or close.
8. INEFFICENT ATTEMPTS TO REPAIR: Send incompetent workers - Bathroom door wouldn't close or lock upon move in; Guy sent to fix it smashed the marble flooring and left it for three months; It slipped when stepped on and could have caused serious injury.
9. BURNING SMELL NEVER FIXED: A/C had temporary wire installed and mgt. never sent anyone to get rid of it; It started creating smoke and burning smell; Mgt. sent an electrician who said it's working properly however the roof unit for only 3D unit is making concerning sounds, but mgt. never continued investigating it. The problem is still there.
10. WASHER/DRYER NEVER SERVICED: Requested 6+ times for washer/dryers to be serviced, and when finally serviced 5 months into lease the repairman said they had NEVER been serviced in lifetime and then threw a small dog's worth of fur into our bathroom tub, clogging our drain. *****This is a SEVERE FIRE HAZARD. NO UNITS HAVE BEEN SERVICED REGULARLY.
11. DISHWASHER FLOODS KITCHEN: Dishwasher broke and repairman ordered new one; Dishwasher will sometimes gush water out of it, does not clean dishes, and leaves food residue/chunks all over dishes. ** Texts with Lipa confirmed "it was ordered" and then when months when by, Lipa insisted we never spoke of it and he had no idea what I'm talking about.
12. DID NOT RETURN SECURITY DEPOSIT - Requested and confirmed by management that an inspection tour would happen before move-out. This tour did not happen. Security deposit was not returned within 14 days of lease end date (still waiting), and illegal deductions were explained via email with no itemized receipt. They are attempting to withhold $250 for cleaning fee and $250 delayed move-out fee because we moved out at 5pm the following day due to a cancelled U-Haul, and they were notified and approved it. The rent for one day is $89 and they are charging $250, on top of an illegal cleaning fee. I submitted videos of the clean unit after moving out and sent certified mail to their office requesting my deposit ahead of time. I am preparing to sue them now.
13. GYM FALSE ADVERTISEMENT - Has one working treadmill and one other machine, all other machines are broken. We were not given a key/access to gym until months into lease. When I reached Management about this (Lipa) he had an immature attitude.
14. BROKEN FRONT ENTRY LEAVES EVERYONE STRANDED - Front door security system constantly breaks and then people have no way to get into the building because the front door to the lobby will not open with the key or entry code; People get stranded outside on a highway
15. DOG POOP EVERYWHERE - The roof is ALWAYS covered in dog shit, everyone takes their dogs up there to poop because there is no where to take your dog for a walk. It's a HIGH WAY. All neighbors are nice but there is a lot of dog poop y'all.
16. NOISE LEVELS - It is LOUD, no one enjoys the balconies on the front. i was the only one to use it every day. Sirens ALL DAY ALL NIGHT. Noise insulation good only if windows are sealed shut, and after insulation was added. Hallways are loud, you hear everything from everyone and there's dogs and cats. Again, everyone is nice but there is no privacy and if anyone wants to play music then everyone hears it. Thankfully, everyone is chill. You can also hear EVERYTHING through the floors above you.
17. HAZARDOUS - Left side of stairs/emergency exit always locked, only right side is unlocked. Extreme safety hazard. Emergency call in elevator does not work.
18. PACKAGE THEIVES - Constantly dealing with packages being stolen, cameras in lobby are fake; Management is ineffective. Mailroom is the front entry vestibule so there is no extra security. Front door of building was broken at time of move out, so my neighbors told me packages are getting stolen again currently. We had $100s of packages stolen.
19. GENERALLY DIRTY - Floors are not cleaned in hallways or elevator very often, only trash is taken out regularly. Building is dirty and neglected.
20. POOR AIR QUALITY - No windows in living room, no working central air, and windows that barely opened onto a six lane highway, led to EXTREMELY POOR AIR QUALITY even after vents were cleaned. Dingey/no lighting unless bedroom doors are all open.
21. BAD WATER PRESSURE - Drains also get clogged ALL THE TIME.
22. PESTS - Fruit flies, lantern flies, mosquitos, flies, wasps, and bees all haunt the balcony due to the overgrowth next door. No roaches in the building that I've seen. Fruit flies are in the kitchen drain despite cleaning it and disinfecting.

THE LIST GOES ON AND ON. They reduced our last month's rent because I hounded them and sent them 2 certified letters in the mail demanding rent rebatement or reduction. I should have pushed for more because this is the WORST APARTMENT I'VE EVER LIVED IN, which is a shame because it boasts amazing amenities and is otherwise the first modern apartment I have ever lived in. This was absolutely horrible, stress-inducing, asthma-attack inducing, and we lived off pantry food and take-out for over a month due to having no fridge.

Truly the WORST BUILDING I HAVE EVER LIVED IN.

BAD MANAGEMENT. Lipa is incompetent and dishonest, and covering for an even more dishonest and illegal management company. They are crooks, frauds, and condescending frogs.

Save yourself the trouble and live somewhere else. I lived in a RENT STABILIZED unit and received this treatment, and know for a fact my neighbors there experienced similar conditions as well. They only attend to the penthouse units.

Front doors gets stuck every few months, getting delivery people trapped in the airlock until someone lets them out
For a building built in 2017 it has a lot of crooked doorways and windows
