Not a luxury building

Pros:
Apartment layouts. Natural light. Elevator. Views and balconies.
Cons:
Half or less than half of the washer dryers worked. Packages were always being stolen. Expensive utilities. It was impossible to get answers to questions or able to reach the landlord. The super was around but not always helpful. Some gym equipment didn’t work. The “amenity” on the large shared balcony was never opened for tenants to use.
Advice to owner:
Don’t false market. It’s not a luxury building like they say to sell it. It’s nice but not worth the enough price for the low building maintenance.

Pros:
Great amenity filled building! Huge grocery store attached! Neighbors were cool!
Cons:
They never finished the roof top lounge. They needed better security for mail and packages. Stuff got stolen all the time. And they needed to fix the electric metering. That building in general was being overcharged by conedison. The building was probably making us tenants pay for common area electric as well. Bill was so high

Pros:
Modern, and clean with great appliances. Elevator building, rooftop access with amazing views to Manhattan and Downtown Brooklyn.
Cons:
Super is not very responsive. Laundry in basement often has out of order machines. They provide monthly pest control but there's no set schedule - an exterminator will show up to spray on a random weekday and knock, but he leaves immediately if you don't answer the door within 5 seconds. There was a big issue with packages being stolen around the holiday season, but they did install a locked package drop-off area as a result - this of course only works if whoever delivers packages actually puts them in there, which isn't always the case.
Advice to owner:
Stay on top of the laundry room situation better, and open up the rooftop lounge already!

Amazing city views, nice location, good water pressure
Cons:
Horrible, garbage management. Joel (landlord) is nonexistent. He responds to approximately 3% of calls, texts, and emails. And that 3% is all lies: about addressing stolen packages, about if the lounge will ever be finished, etc. Because of this, Jack (super) is also nonexistent, probably because he doesn’t have a landlord that gives a sh** either. Jack will straight up not fix problems, lie about when he’s coming, or be condescending while fixing them.
I will say though that perhaps Jack doesn’t care because the tenants are disgusting: they leave cups, bottles, clothes, shoes, etc. in hallways, stairwells, lobby, and elevators. I’ve never lived in such filth, but I guess that’s what happens when gentrifiers move in and out - gotta leave your mark somehow!
This building is rotting from the inside. Lovely views though.
*Woops! Forgot to mention: electricity bills can run into the $300s-400s for 2-3 bedrooms. Everything runs on electric (including water), likely so that Joel isn’t responsible for giving us hot water, so there’s that.
Advice to owner:
Answer calls, replace Jack, and sell this property to someone who doesn’t suck money for a living.
