Great Location. Cheap Landlord

Pros:
You cant beat the price and location.
Cons:
The owner is a bit cheap and sometimes slow to repair but always handles urgent repairs. Main issues are heat (might want to get a space heater as the heat is basically set to the legal requirement) the trash area is also a mess. There's a garden next door so there's always rats around the basement. I've never seen one inside the building.

Hire a decent property manager

Rats, Cockroaches, water damage, bad plumbing and no consistent heat or hot water in winter, trash in courtyard constantly, harassing landlord when you make complaints

Pros:
This is a charming building next to a community garden in a sweet neighborhood. The layout of the apartments is novel and cozy.
Cons:
The landlord is not the most responsive and will take the cheap way out when it comes to building maintenance.

Roof access, separate kitchen and living room, community garden next door, kind neighbors, plenty of transit, restaurant and grocery options in the area

The building is crumbling from the inside. There is an ongoing cockroach and mice infestation.

The boiler imploded mid December and left the building without heat or hot water for 10 days. When National Grid left a safety violation notice, he tore it down and did not inform the tenants of the building.

The HPD inspector revealed to me that the boiler had never been inspected and approved by the city - I don’t know if this has changed since then, but this is dangerous.

Our apartment does not have a self locking front door or proper door handle and is against fire code.

The ceiling in the lobby caved in because the bathtub in the apartment above and building piping is old and broken.

There is a constant ongoing bathroom ceiling leak and the landlord is either unable to or refuses to properly repair it.

These are only a handful of the issues in the building we experienced. The list goes on…

He is the most evil, gaslighting landlord/building owner ever, and should not be able to own this building. He does not believe in the safety of the tenants.
Advice to owner:
Stop stealing from tenants, sell your building to someone who will provide proper maintenance

Fix all the problems. Fire hazards, bug and rodent infestation, falling ceilings, broken pipes and leaks, etc.

- Next to garden
Cons:
- very long history of bed bugs (6 yrs ago, 2 yrs ago)
- landlord extremely unresponsive
- no super
- had bed bugs, land lord did not fix problem, did not tell tenants that moved in after we left
- landlord glued gluestick to our bathtub as a solve for neighbor below us roof leaking
- taped tarp to stop leak (gravity doesn’t work this way)
- cockroaches (tons of small ones)
- walls leaking and holes, will not fix
- sometimes sink water is brown

Has an European vibe and atmosphere, good location, very quiet spot.
Cons:
Old amenities, history of bed bugs, heating issues.
Advice to owner:
Do your job as a landlord and super, respect your tenants, take care of your fines.
