CAUTION: Security Deposit Return

Pros:
Lived here for three years with roommates. During our residency, management was more or less faceless but attentive to repairs and pests. Experienced a terrible mouse infestation at two points, though were able to take care of it over time. Much appreciation to the POC who have been living in the building before the gentrification of Crown Heights took full speed—less so to the gentrifiers who keep to themselves and don't harbor any sense of community.
Cons:
Management is faceless and will only care to help you if you pay them rent. HUGE beware regarding the return of your security deposit once you've moved out. We're still in the process of demanding ours and have submitted a complaint with the AGs office. We anticipate taking them to small claims court as they have decided to cease responding to us. Looking at you, Jessica M at L Rose Realty—you directly could not care less about us as previous tenants who treated the apartment with great care. Rather, you'd prefer to be cold and rude when responding, or otherwise ignore us completely. Good luck to you, because you're going to need it. Gentrifying neighbors, for the most part, are not welcoming nor do they provide a sense of community within the neighborhood—they keep to themselves and their pets.
Advice to owner:
Return your previous tenants security deposit within the legally required timeframe as per NYC law, and treat your previous tenants like human beings even though they are no longer paying you for rent. Don't do it and you're going to be brought to small claims court time and time again—having to pay even more to your previous tenants for the damages incurred in your inconsiderate, selfish negligence. Despicable treatment.

The place was always filthy, bugs and mice came in. Neighbors also left messes outside apartments which landlord did nothing about ever

A solid middle of the road apartment

Pros:
Management was willing to compensate us when we moved in because they has to push back our move in date after we already signed the lease. It’s rent stabilized which is a plus. Nothing horrific to say really. Pretty average.
Cons:
Management operates during the work week. So if there are any big problems over the weekend you probably will have to wait it out till Monday comes.

Old building with a great location

Pros:
Building is in a great location with a wide staircase and neighbors are friendly
Cons:
had electrical, heating, water issues over the years and each time its a large inconvenience and management does resolve the issue-- they are not great at resolving the cosmetic issues that are left behind from the mess

help tenants maintain and improve cosmetic issues

Terrible management, alright building

Proximity to the 2,3,4, and 5, Brooklyn Museum, and Prospect Park
Cons:
Management has never, in the entirety of my lease, responded to a direct email. After our first year, rent was increased by a significant amount and I was forced to reach out to multiple offices, phone numbers, and emails, several times a day, for several months, to try and have an adult conversation before returning the new lease agreement. There was never a response. Even to move in, the managing agent, Jessica, waited just days from moving in to even sign the lease agreement
Advice to owner:
Fire the managing agent. The entire building has had enough of being ignored

Conveniently located, ratchet environment

Pros:
Big building. Near subway. Renovated apartments. Great restaurants and bars nearby.
Cons:
Very dark building. Sketchy people living in it…drunks, drug users. Neighbor who harassed us. Packages frequently stolen.
Advice to owner:
Vet the people living there a bit better. Get mailboxes.

loud & proud

Pros:
Central location, some rooms decently spacious for NY standards, appliances more or less updated
Cons:
Crown Heights is gentrifying fast, but this corner south of Eastern Pkwy remains solidly the property of the Little Carib crew. It is loud as hell on the Franklin side and the summer sees fireworks regularly shot off from 6pm-2am. Building neighbors mostly keep to themselves except for Bang Bang, who can often be found drunkenly parading the stairs and the street below, blasting dub and catcalling any woman within view. Management is nearly impossible to contact (unless they want something from you). But I had a good time here.

Stubborn landlord, unavailble management

Pros:
Location is great. Alley for trash means no trash bags on the street. Renovated gear in apartment
Cons:
Packages get stolen regularly, at current (2021) rates the rental prices are high. During the peak of covid we tried to negotiate the rent down but the landlord wouldn’t even budge an inch. They use a management company that is very hard to get hold of. The walls are v v v v thin
