Responsive but frustrating landlord

Pros:
Maintenance tickets are generally responded to promptly. The view from the roof is spectacular. The hallways get cleaned about once a month.
Cons:
The company is family run and let's just say I don't think this is their calling. They need things explained to them multiple times in multiple ways and make a lot of basic errors (when they bother to respond). The roof is completely falling apart and the company is in no rush to replace any of the decaying furniture despite multiple requests and it being a selling point of the building. The furniture in the basement is a joke (1 machine for all units plus physical therapy business on ground floor).
Advice to owner:
Get better at your job I guess?

Good building, thin walls

Pros:
I like the security, the brick walls, the aesthetic. I like the cleanliness of the building and the ownership is decently responsive. More than most other landlords I've had in NYC.
Cons:
Noisy neighbors. The ceilings and floors are so thin. I can hear music all the time.
