Pros:
Big apartments, great sunlight, rent stabilized, updated kitchen, great area. I always say I wish I could take my apartment, add a laundromat/ washing machine and put it in a different building for it to be perfect
Cons:
Building is not kept clean like literally disgusting. Elevators keep breaking down. I’ve been stuck at least 3 times which is scary. Packages gets stolen from outsiders. Key fob is always broken so anyone can come in. Blasts heat during the winter two times a day which is too hot but then cold the rest of the day. Randomly no hot water without notice
Advice to owner:
The building needs to be power cleaned, especially the stairs and elevators ! New elevators should be installed instead of the old ones we have. The building is big enough for a package room and someone to manage it, even if it’s a small window of time during the day, or a package room that needs a key to get in. Change the front door so it stops breaking and packages can stop getting stolen!

Nice apartment, disgusting building

Pros:
I really like my apartment in this building, its recently renovated and comfortable with a dishwasher and a lot of closet space. The location is also nice, very close to 2,3, and 5 trains and easily walkable to Prospect Park. Heat, hot water, and water pressure are all good and the apartment was freshly painted when we moved in.
Cons:
The building itself is very dirty and poorly maintained, especially compared to similar buildings in the area. There are a lot of large brick apartment buildings in this part of Crown Heights, and none of them smell as bad or are as poorly managed as 240 Crown St. The building is barely cleaned - somebody pushes around a dirty mop once in a while, and there is a huge amount of dog poop on the sidewalk outside that gets tracked in occasionally. Because there are so many tenants it is really easy for strangers to get in and out, and package theft is very common. The super is extremely unresponsive and the building ownership company even less so - I have been trying to have things fixed in my apartment for months and the super basically ghosts me. On several occasions, we have witnessed the man who empties the garbage rooms put the recycling into the garbage bag and tie it up, so I don't think the building recycles in general. We had a lot of roaches when we first moved in but they are actually pretty good about having an exterminator come regularly, so that's not such a problem anymore. The elevators work but they are very dirty and smell really bad.

Disrepair and failing

Stabilized market rates for rent
Cons:
Heat or hot water goes off a few times each year in winter, infrastructure is crumbling and falling apart, mold in the walls, roaches and dead mice everywhere, noxious gasses in the apartments.
Advice to owner:
Be better at communicating with tenants in advance, be responsive to issues as they arise, and do the job properly. An ounce of prevention is better than a pound of cure. If you're cheap with your fixes, you end up paying much more in the long run.

Apartment itself is nice and modern appliances
Cons:
Hot water turns off for a few hours every week at random. Sometimes once a week, sometimes 3 times a week. One for 3 days straight Tons of roaches, exterminators come but problem doesn’t go away Landlord and super are unresponsive
Advice to owner:
The hot water situation is unacceptable.

heat and hot water inconsistency, roach infestation throughout the entire building, outrageous amount of dog feces outside, unnecessary scaffolding, frequently stolen packages
Advice to owner:
stop turning off the hot water and heat during the winter, send an actual exterminator to the apartments to do a more thorough job.

Rent stabilized. Location is central and convenient.
Cons:
No heat or hot water. Has 2 elevators and sometimes they don’t work. Filthy and dirty in the halls. Don’t even know when was the last time they cleaned. Packages are always stolen. Neighbors are loud! Building and apartments are infested with roaches and mice. Stay away!
Advice to owner:
Please provide heat and hot water and take care property or else what’s the point of having it.

rent stabilized so the landlord doesn’t care and the super is miserable and useless.
Advice to owner:
stop turning off the hot water with no notice. fix things when they break. have a super that answers his phone. address problems promptly.

Cons:
Super does not respond to requests// when doing repairs he does the worst cheapest solution that ends up breaking weeks later.
Advice to owner:
Either get Luie an assistant who can keep him organized or get another super

PESTs!! And landlord and super are rude, careless, and racist!

Learn tolerance and stop racist and biased practices.
