AVOID @ ALL COSTS

Pros:
NONE, I would say location, but the building across the street is known for gang violence and is ran 24/7 drug (crack, meth, etc) dealers
Cons:
All of the units in this building are illegal according to the city department. Landlord writes handwritten leases that say week to week, and demands rent in cash, but doesn’t provide receipts or proof for living here. Ghetto and rundown are an understatement. There are rats, no heat, no water pressure, roaches, loud noisy neighbors, everything looks like a poorly installed side project, thieves steal packages, group fights inside building, no locks on doors, cracked windows, holes through the floors, mold, mildew, always smells, no fire extinguishers, no smoke detectors, building is not up to code, units are divided by nailed in drywall. LITERALLY if you want to live in a run down crack house then this is the place for you. A homeless shelter is much nicer than this building. VERY shady landlord who participates in illegal behavior. Landlord has a bad reputation with the housing courts for fraudulent activity. If you could imagine a nightmare living situation this takes the cake.
Advice to owner:
You should be in prison for the fraud you’ve committed.
