Do not live here
Former Tenant
Pros:
Cheap rent, good laundromat on Tompkins around the corner
Cons:
This building has a rat infestation. I had a rat run from out from under my bed. We had a rat in the kitchen and one in the bathroom. There were massive holes in the apartment that management refused to fix. We had to fix them ourselves. They keep the garage in front of the building and there are rats in it 24/7. I did not walk home at night once without walking past a rat. When we first arrived to the apartment it was filthy and there were dead roaches EVERYWHERE. The building management does not respond quickly. We had cold water for months. Also national grid had so many outages so we lost heat many times in the winter. The heating system barely worked yet the bill was so expensive. We all had to buy space heaters and it was still freezing. Also there is gun violence in the neighborhood, I walked home past a puddle of blood once. Also this building is so inaccessible to trains. We filled in multiple holes in the apartment and left it cleaner than we found it yet management took our entire security deposit and literally said that we owed them hundreds of dollars in damages.
Advice to owner:
Fix the rat infestation and hire building management that actually does their job

Not really worth the rent
Former Tenant
Pros:
There's definitely tons of space. I can't hear my roommates through the walls and I often don't know if they're home. There are three of us living here and there's four bedrooms, although we turned one into a separate living room because it's right off the street and there's no closet. It has a nice large sink in the kitchen, and the water pressure in the bathroom is great. There's lots of room and light in two bedrooms, but the third is kind of dark because it faces an alley and is smaller.
Cons:
We didn't love the location and while the apartment has lots of room, it is a bit dated. Some of the wooden frames around the windows and baseboards are loose, and because of how large/long the apartment is, the central heating doesn't quite heat up the far bedroom well. The windows are also old and are drafty in the winter. There's central heating but you need A/C units. In the winter we started hearing rats/mice in the walls. The trash situation outside is terrible. They say there's laundry in the building but there's only one machine for the whole building with 20+ people and you have to pay $20 for a card. But there's a laundry/wash and fold a block away and the owner is super nice.

Don't do it

Pros:
Cheap, solid location
Cons:
Mice, cockroaches, dirty, unresponsive

Management does not care for your housing issues
Former Tenant
Pros:
Close to the G train & J Z m
Cons:
Rats, trash management, the landlord does not respond to your needs & requests. There is no laundry in building as listed. They will find a way to make sure your security deposited is forfeited
Advice to owner:
Don’t put word into tenants mouth & follow their requests

Okay and a little pricey.
Former Tenant
Pros:
Okay condition and state.
Cons:
Did not clean before we moved in - holes in the walls - thin walls - unsafe. Someone broke into our apartment and I woke up to the robber in my room. Extremely traumatizing. After calling NYPD, I asked landlords for immediate safety protocols (installing cameras, new locks to apartment door, new locks to building door that were faulty). They kept asking me proof that the incident happend by NYPD (even though i reported 3 times) did not record it and so the landlords only CHANGED THE CODE. I felt so unsafe and tried to get out of the lease. As the contract stated I need to find a replacement and $500 to terminate however could not realize these were different circumstances? They are cold hearted and not empathetic.
Advice to owner:
Care about your tenants safety?

Nightmare Landlords !
Former Tenant
Pros:
Aside from the neighborhood itself, absolutely none. These landlords don’t care for you or your safety and only want you money.
Cons:
Ridiculous rental prices, pests everywhere throughout the whole year (the exterminator never shows up!), rats throughout the building (we had one living in the walls/ ceiling of our floor, unresponsive landlords, no heat, incredibly hot during the summer because of no proper circulation in kitchen, too cold in the winter
Advice to owner:
Stop renting rooms at extreme rental rates. This building is falling apart and is not livable.

Beware - Sleezy landlords
Former Tenant
Pros:
Solely the location
Cons:
- Inconsistent, unresponsive landlords. All these landlords care about is your money. If you withhold rent from them due to their negligence they will only charge you with obscure late fees! Truly the worst landlords I’ve ever dealt with. They also raised the rent in the beginning of the pandemic. *Btw, they are constantly changing their management company name around, they are known as Throop Corners, Sher Management, and Sunshine Management. - No heat, after countless emails for 2 years the apartments never received heat. Temperatures range as low as 37 degrees in each bedroom during the fall/winter season. - No proper ventilation, HOT sweaty summers especially in the kitchen where there is no proper circulation or windows. - Pests, if you choose to live here - good luck ever getting the pests situation resolved. This building has too many cracks and crevices it’s impossible to avoid mice, roaches, and all kinds of other pests. Disclosure: you will literally hear rats running through the walls (yuck!) I could keep going, but honestly save yourself the trouble and don’t live under these landlords! You’d be paying too much for the negligence that comes with it- it’s not worth it.
Advice to owner:
Please stop overcharging tenants for your poor living standards.

Sweaty & Full of Roaches
Former Tenant
Pros:
Nice roof and view. Buzzing in worked well, included a camera at front door. Included laundry in building.
Cons:
- Laundry used a complicated & expensive payment card system. - Roaches were the worst I’ve ever seen. Big ones, small ones, fat ones, flying ones. Exterminator came regularly, but I think they were deep in the walls and was not fixed. - Landlords own about 100 properties in Brooklyn. You must annoy them to get any type of response. Are minimally attentive to needs of tenants. Low standards. Will respond though. But low standards. - poor ventilation. Very sweaty in warm weather. - thin walls, roof is cracked and drops plaster and dust into apt below when people walk on it. - slanted floor - bathroom lacks fan - had to buy own smoke detectors - my locked and chained bike was stolen, no cameras - neighbors are loud - small closet
Advice to owner:
Take it if you’re desperate. Very stingy with security deposit.

Nice place, terrible management
Former Tenant
Pros:
Nice location, close to the subway.
Cons:
Terrible experience with the management company(Sher Management). Plumbing, heat and maintenance is terrible, and plumbing problems are not being addressed by the management. Move-in-out logistics were terrible, previous tenants were there on our move in date, and they held our security deposits later than they were supposed to. AVOID AT ALL COSTS.
Advice to owner:
The management company is a mess, this building could be great, if it had a company that did things the right way.

Terrible on all levels. DO NOT RENT
Former Tenant
Pros:
Roof has pretty nice view, unfortunately it’s littered with trash and the staircase leading up to it looks like it’s going to collapse any day.
Cons:
Just about everything. Freezing cold winters, sweaty hot summers. Roaches, mice, other pests you name it. Plumbing and water pressure is terrible. Windows not secure which poses a massive security risk. All fixtures, cabinets, bathtub, sink and fridge all dilapidated and completely falling apart. When we moved in the apartment looked like a bomb went off. Completely filthy. When I called the management company about it they yelled at me and it took two weeks to have someone clean it only when I threatened to call 311 for the tremendous amount of black mold covering the bathroom walls. Raised our rent during a pandemic and would not work with us whatsoever on a rent reduction or anything like that. Don’t clean any common areas and things like bikes are constantly stolen even when locked up. Only live here if you are completely desperate and don’t mind living in poor conditions.
Advice to owner:
Learn respectable business practices and care for your tenants. I’ve dealt with some bad landlords before but these guys are Grade A slimeballs. All around just bad people.

Horrifying
Former Tenant
Pros:
The room I loved in was nice with good light.
Cons:
The management company is not responsive. I lived on the top floor and a hole opened up in the roof when it was raining one night, ruined my bed, bed side table, clothes - when I called them they didn’t answer for several hours and when they sent someone he yelled at me, brought a trash can in to put under a torrent of water, and didn’t show up again for three days. They send weird harassing emails and don’t keep track of the rent. They also refused two potential roommates with good credit history to retry much because they had names and hat sounded “black” I’m honestly ashamed I ever lived there and gave these people my money. All interactions were insanely adversarial and the one time I went to their office it looked like a scene from the shining. Do not rent here unless it’s your last resort. Oh also they don’t clean any common areas and the hallway is always filled with other peoples trash.
Advice to owner:
Get a new management company, one who employs professionals and not hired thugs. I was threatened by the people who run your building. It doesn’t feel safe to live there.
