Pros:
Modern, airconditioning in every room, bright and well designed, nice neighbours and great balcony/rooftop
Cons:
Rats outside and staircase smells & is dirty. Water takes ages to heat and the pressure isn't good. The road can be noisy but overall nice neighbours and decent area.
Advice to owner:
Keep it cleaner!

Pros:
The building and apartment units themselves are nice and you may get a washer and dryer in the unit depending on the mood of the people who own/manage the building.
Cons:
Awful management. Extremely unresponsive. Plumbing issue took a year to fix. Rude, do not wear masks during COVID. Third party repair-people were quite nice but the actual landlord and management individuals are nasty, do not care about ongoing issues, in fact the more ongoing, the less they care. They do not work on Fridays or Saturdays so if an emergent issue were to arise, you’d be even more out of luck than before. They show up unannounced all the time when they do eventually get around to noticing your issues-people work, you have to give notice. Ticketing system often goes ignored. Outdoor buzzer system breaks down every other month. We’ve had one or two move-outs based solely on the lacking of property management professionalism and customer service.
Advice to owner:
You should hire an outside rep or two who handle the bulk of the building management. Otherwise, the tenants will continue to poorly review the experience because the experience is poor. You’re going to have to lower your rent at this stage of things based on the market as well as the total package you’re offering since you seem to be defensive when someone even dares request something. Also, where’s that finished rooftop and bike rack that was promised? Oh, and one recycling can is obviously not cutting it given the mess around the garbage area every week. We want to like the building, we really do, but you’re going to have to do more. Much more.

Aesthetic and pleasing to the eye, but if you look close some corners were cut

Pros:
The neighborhood is so awesome, everyone on the block is extremely cool and kind. The building for the most part has a very nice design and I would venture as far as to say it is the most soundproof building I have ever lived in in NYC. The tenant portal does make it easy to pay rent although it charges a higher fee than other systems of it's kind that I have used.
Cons:
TL;DR the place is nice, kinda poor build quality, poor management and just not quite worth the premium price tag. Though there are what appear to be good amenities in the units, things were installed by people who legitimately had no idea what they were doing. When I first moved in I had to help the AC and heating unit technician get my wall unit to work. It took them more than a week to get the AC running during the heat wave during covid-19. As it turns out everything was working it was just completely improperly installed. Not all units have washer and dryer, and honestly I'd rather pay less and not have them since they vent directly into the apartment instead of outside accruing dust and lint and essentially blowing it around the apartment every time you use the dryer regardless of how clean you try to keep the lint trap and unit. Now if you can look past the cheapness of some of the build quality you won't be able to look past the management responsiveness. You are completely stranded if anything happens on the weekend due to it being the Sabbath. Even if it is during the week the management always have a way of being extremely short or disrespectful with the way they fix things, if they fix them at all.
Advice to owner:
Hire a management company that can operate and respond to issues in a more professional and timely manner. It is completely unacceptable to expect a premium price from your tenants and leave them high and dry anytime something goes wrong on a Friday or Saturday.
