Stay away from this building

Pros:
It's a new building.
Cons:
Building managements in NYC have a low bar, but this one is just insane.Everything is just made to look nice on the outside. It took them more than a month to fix a safety issue with the stove. The amenities are so difficult to use. They flat out said no without any reason when I asked to sublease my place. They are always rude in their responses. If you're considering moving, please do yourself a favor and find something else, ideally something not owned by a management building. (Based on my personal experience as well as every single person in my building on the OneRoof neighborhood app)

Good location, decent value

Pros:
-- Extremely clean -- Dog park in the back of building -- Rooftop and amenities are nice
Cons:
-- Washer/dryer keeps breaking down -- pinching pennies with extra costs for using certain amenities (grills etc) despite already paying an amenity fee -- slow response from management

Solid place with concessions

Pros:
Solid super, never had issues with packages, responsive maintenance requests
Cons:
Gym is pretty lackluster and pricy, walls are weirdly thin and would often hear conversations, dishes clattering, sneezes from hallways or through the walls.

Too many teething issues but giving grace because it’s a new building

Listen to tenants.

Landlords feel shifty, but property manager who you actually talk to is great.

Property manager is very responsive, building is clean and well made, maintenance requests got handled very quickly.
Cons:
The people in it seem kinda snobby for the area. From building complaints it looks like people moved here and expected the whole area to change just because they moved into a nice building. Can't complain about mosquitos outside, you live in brooklyn and it's summer lol.
Advice to owner:
Be more transparent about amenities, and definitely stop lying about the demand of the building to perspective tenants. If it's an excuse to raise rents next year, I promise nobody will pay them.

Great neighbors, nice building, not much else

Pros:
-Neighbors are nice, friendly, connected -Building is new and nice -Community is lively and active -Current property manager is helpful and nice (previous one was not)
Cons:
-Management/ownership is only moderately responsive and (over)charges for any service or amenity -Issues with water pressure and temperature -Mailroom is a mess -Noise from the street can be quite loud -New building so many amenities are unfinished (gym is lackluster)
Advice to owner:
-Don't nickel and dime your tenants—if a service is advertised, provide it as a part of the total cost (don't mislead on service or cost) -Promptly respond to needs of guests when there are issues or complaints -Provide a door-person/concierge to monitor entryway/lobby, packages, and have someone always onsite to support -Support community engagement—the more your tenants are connected with each other and with you, the happier and more productive the relationship(s) will be

Management keeps ignoring tenants requests

Pros:
Luxurious amenities: dog run, rooftop, movie theater, gym, parking , bike room, kids room, laundry, game room, terrace, lounge. Maintenance is good the garbage room is always clean.
Cons:
My broker told me I could use dog run at night when I saw the apt but it was actually 7-7pm. Management has ignored my emails when I told them about the safety concerns and asked to use dog run after 7pm. They don’t answer my calls either. Plus they set the ridiculous price on using private bbq space on rooftop. They don’t care about tenants opinions even when they set rules that don’t make sense. It’s impossible for them to be flexible to change the rules to improve tenants living environment. Also they haven’t put the gate on my window after I requested it months ago.
Advice to owner:
Change the rules that don’t make sense and listen to tenants requests. Answer tenants emails and calls. I know this is your first luxury bldg to manage and you have no idea what you doing in some areas. More importantly treat tenants nicely. Be fair to all the tenants don’t put certain tenants over others.

Home is your oasis.

Pros:
The aroma in the lobby smells do good when you walk in the door. You feel as if you just walked into a spa, Beautiful interior, large and spacious apartments for nyc. Easy access to 2,5 and Q trains. Prospect Park blocks away. Property Manager is cool and makes sure your concerns are addressed in a timely manner.
Cons:
New building still waiting on them to put on the finishing touches eg. amenities, decor, garage
Advice to owner:
Do not charge for amenities until they are open.
